Trading Up in Foothills Club West
Moving into more house, with the buy-and-sell sequencing worked out before you list.
The house is findable. The order of operations is the problem.
You have outgrown where you are. Another child, a job that is now permanently at the kitchen table, or the slow realization that the starter house was always a starter house.
Trading up in Foothills Club West is rarely difficult because of what is for sale. It is difficult because you have to sell something and buy something, and the order you do them in has consequences measured in tens of thousands of dollars and several weeks of not knowing where you will sleep.
There is a local detail that catches people here. Moving between named neighborhoods inside Club West means a new set of tract declarations as well as a new house. Vistas, Montana Vista, Rosewood Canyon Estates, Whistling Rock and Fairway each carry their own on top of the master CC&Rs, so the rules you have lived under for a decade are not the rules you are moving into.
What you get from me is both transactions run as one plan, with your equity and financing looked at properly before anything is listed, so the sequencing decision is made with numbers rather than a rule of thumb.

Why move-up sellers and buyers use Savvy Realty Group
A trade-up is two jobs, and most agents are noticeably better at one of them. I am Amy Richardson, Savvy Realty Group at HomeSmart, and I run both sides of these regularly, which is the only way the dates actually line up.
Over my career it is more than 80 transaction sides and over $52 million in volume, across both buying and selling, most of it inside Ahwatukee and the Southeast Valley.
The other half of it is that I spent twelve years in my family's financial advisory practice before real estate, and six years before that as a project manager at Wells Fargo. That sounds unrelated until you are at a kitchen table deciding whether to carry two mortgages for six weeks.
In Club West a trade-up means four documents rather than two: the master CC&Rs and tract declarations on the home you are leaving, and the same pair on the one you are buying. On the sale side that is a disclosure question and on the purchase side it is a lifestyle question, and both are handled rather than assumed.
Your sale gets the same preparation as any listing I take: a walkthrough before photography, a complimentary staging consultation, professional photography and an educational video with full drone footage. Anything beyond that is agreed together, based on what the home needs. See how I handle move-up moves generally, or send me your numbers.
Two transactions, one calendar
Run separately, a sale and a purchase fight each other. Run together, every date is chosen deliberately. The selling half is at the six-step listing process and the buying half at how I help you buy.
- Numbers first. I map your equity, your carrying capacity and what your current home is realistically worth, priced from your named neighborhood rather than Club West at large.
- The sequencing call. Selling first gives you certainty and a stronger offer, and risks a gap with money and nowhere to live. Buying first removes that and risks carrying two properties. I lay both out against your position. You choose.
- Prepare the sale properly. The walkthrough, the trades, the staging consultation and the photography all happen before you are under time pressure. That step is here, and it protects your next down payment.
- Read the new rules before you fall for the house. Your target neighborhood's tract declarations may permit or prohibit things your current one does not. Better known at showing than at closing.
- Write the purchase with the right structure. Contingent offer, rent-back, extended close: which is credible depends on the specific seller, and I will tell you honestly how yours is likely to be received.
- Both closings, one coordinator. My transaction coordinator tracks both sets of dates so nothing depends on you remembering an appraisal deadline during a move.
Where the step up could land
Inside Club West the named neighborhoods are Vistas, Montana Vista, which is gated, Rosewood Canyon Estates, Whistling Rock and Fairway, all under the same master community and the same clubhouse at 16414 S 14th Ave. Moving between them keeps your commute, your mountain access and most of your life intact.
Outside it the near options differ in ways worth weighing. Foothills Reserve sits harder against the mountain with more hillside terrain, and its gated pockets include Summit, which holds 88 homes built between 2004 and 2007 by Woodside Builders, and right beside it sits Calabrea, entirely custom at about 90 homesites with most at half an acre or larger. The Foothills Community Association is far larger at over 4,300 homes and holds everything from gated luxury to early-2020s contemporary.
And immediately west of Club West, Upper Canyon is now building: 373 acres, gated, with D.R. Horton, Pulte and Blandford. A warranty and current layouts instead of mature landscaping is a real fork for a move-up buyer.

Frequently Asked Questions
Should I sell first or buy first?
It depends on your equity, your financing options and how much uncertainty you can live with for a few weeks. I will not hand you a rule of thumb, because the two answers carry genuinely different risks and which suits you is a numbers question we can work out at a kitchen table.
If I move within Club West, do the rules stay the same?
The master CC&Rs do. Your parcel's tract declarations do not, because each named neighborhood carries its own. So a move between Vistas, Montana Vista, Rosewood Canyon Estates, Whistling Rock and Fairway means reading a new document as well as buying a new house.
Can I make an offer contingent on selling my current home?
You can, and its strength depends entirely on the specific seller and what else is in front of them. I will tell you honestly how a contingent offer is likely to be received on a given property rather than letting you find out by losing the house.
Should I look at new construction instead?
It is worth comparing, and it is unusually convenient here. Upper Canyon is a 373-acre gated master-planned community immediately west of Club West on Chandler Boulevard between 19th and 27th Avenues, with D.R. Horton, Pulte and Blandford building. You gain a warranty and current layouts; you give up mature landscaping.

What trading up looks like in Foothills Club West
A master-planned Foothills community where each parcel carries its own tract declarations.
One of the Ahwatukee communities I work most often.
- The homes
- A master community with its own named neighborhoods inside it, including Vistas, Montana Vista (gated, built by Pulte), Rosewood Canyon Estates (built by Rosewood Homes), Whistling Rock (built by T.W. Lewis) and Fairway. The association is explicit that each community within Club West has its own tract declarations applying in addition to the master CC&Rs.
- Why people choose it
- Buyers who want the Foothills setting with a master-planned structure and a clubhouse behind it.
- Getting around
- Out along Chandler Boulevard, then down to the Loop 202 by 17th Avenue if you are toward the west side, or Desert Foothills Parkway if you are nearer that. Five to ten minutes to the 202.
- Nearby
- The community clubhouse sits at 16414 S 14th Ave.
- The trade-off
- Two layers of rules again: the master declarations plus your specific parcel's. Worth reading both before you write an offer, because they are not the same document and the parcel-level one is the easier to miss. Community management also changed hands to 360 Community Management around 2025 to 2026, so older paperwork may name the previous company.

The associations in Foothills Club West
The association that applies here, linked to its own site so you can read the documents rather than take my word for it.
- Master association
- Foothills Club West Community Association Each community inside Club West carries its own recorded tract declarations on top of the master CC&Rs, so two documents apply to a lot. Managed by 360 Community Management.
Dues and rules change, and which documents apply can depend on the parcel. Confirm both against the association before you write an offer.
