Trading Up in Chandler

Moving into more house, with the buy-and-sell sequencing worked out before you list.

The hard question is which direction, and there are three answers

Move-up buyers in Chandler rarely get stuck on inventory. Where they get stuck is direction, because trading up out of a Chandler home means choosing between three genuinely different places to trade up into, and the choice usually gets made on habit rather than on comparison.

You can stay in Chandler and buy more house nearer to, or further from, the downtown core. You can go east into one of Gilbert's master-planned communities, which is a different structure of living rather than a larger version of the same one. You can go west to Ahwatukee for South Mountain access and the tucked-away quiet, which is about twenty minutes and, in daily terms, a different life.

What you get from me is those three compared properly, with a recommendation attached. I will tell you which one I think fits what you have described, and you are free to tell me I have it wrong. Sequencing the sale and the purchase matters and it is solvable. The direction is the decision you have to live inside.

The wider service is on my trading-up page, and Chandler as a place is here.

Why I am willing to name a preference

Savvy Realty Group is my practice at HomeSmart. Plenty of agents will lay three options out evenhandedly and let you pick, which looks like neutrality and is often only an unwillingness to be wrong in front of a client.

You will get my view on which of the three suits you, along with what would change my mind. It is worth something because I hold both halves of the move, your sale and your purchase, timed and priced against each other rather than by two people who never speak.

The relevant record is more than 80 transaction sides and over $52 million in volume since being licensed in 2017. On the westward option specifically, I have lived in Ahwatukee since 2008 and work it constantly, including two listings there that went under contract in under 72 hours. If that is the direction you are drawn to, you are asking somebody who lives at the destination.

Before real estate I spent twelve years in my family's financial advisory practice and six as a project manager at Wells Fargo, which is a useful pairing when a move-up decision turns out to be a question about carrying two sets of costs for a few weeks.

Talk it through with me before you list anything.

Choosing the direction, then running the two transactions

One. What the next house is actually for. More room is the stated reason and it is rarely the whole one. Whether you want to walk to dinner, whether you want an association running the amenities, whether you want a trailhead at the end of the street: those answers point at a city, and a city narrows a search far harder than a bedroom count does.

Two. See one of each. Before we shortlist anything, we look at a home in each of the three directions, including the one you are already sure about. It costs a Saturday, and people turn out to be wrong about which they prefer more often than you would expect.

Three. My recommendation, with the reasoning attached. You get a straight answer about which direction fits what you have told me, and the evidence behind it. Disagreeing with me is fine. Being handed a shrug is not.

Four. The two transactions, held together. Order of operations comes after the direction, and the right sequence falls out of your own figures rather than a rule of thumb, since selling first and buying first carry different risks. I run the sale and the purchase on one calendar, with my transaction coordinator holding the dates and a written update every week. The detail sits at how I sell a home and how I help you buy.

What each of the three directions gives you

Staying in Chandler. The variable that changes daily life most is how near you sit to the downtown core, the walkable historic center around Dr. A.J. Chandler Park. Moving up toward it and moving up away from it are two different moves at the same price.

East to Gilbert. Gilbert is organized around master-planned communities more than almost anywhere else in the Southeast Valley. Agritopia, Morrison Ranch, Power Ranch, Seville, Val Vista Lakes, Whitewing and The Bridges are among the named ones, each with its own character, amenities and association. You gain an amenity package and a degree of predictability, and you take on association rules.

West to Ahwatukee. About twenty minutes, and the trade runs the opposite way to Chandler's. You gain the tucked-away, mountain-side quiet and immediate South Mountain access. You give up a downtown with real dining and nightlife, which Ahwatukee does not have and does not pretend to have.

Tempe comes up as a fourth answer for people who want to move up and toward density rather than away from it.

Where school assignment bears on the move, confirm it against the relevant district's current boundary map for the specific address rather than assuming it from the city.

Frequently Asked Questions

Will you actually tell me which direction to choose?

Yes, with the reasoning attached and with what would change my mind. An agent laying out three options and declining to have a view is protecting themselves rather than helping you. You are welcome to disagree with me once you have heard why.

Is moving from Chandler to Gilbert a big change?

It is a change in structure rather than in distance. Gilbert is organized around master-planned communities such as Agritopia, Morrison Ranch, Power Ranch, Seville, Val Vista Lakes, Whitewing and The Bridges, each with its own amenities and its own association. You are choosing a community as much as a house, which is not how buying in Chandler works.

How far is Ahwatukee if I move up westward?

About twenty minutes, which surprises people who assume it is a bigger undertaking. What changes is not the commute so much as the daily texture: mountain-side quiet and South Mountain access in place of a walkable downtown.

Do I need to settle the direction before I list?

It helps enormously, because the direction affects when your home should go live and how your purchase offer gets written. Working out where you are going first is what stops the two transactions pulling against each other later.

Chandler

What trading up looks like in Chandler

A Southeast Valley city with a genuinely walkable downtown and a major tech employment base.

Part of the Southeast Valley I serve regularly.

Why people choose it
Many buyers here are relocating for work, a substantial number of them in semiconductors and tech. Chandler is where a lot of relocation into the Southeast Valley lands first.
Getting around
Directly east of Ahwatukee, so it is a short move rather than a different life.
Nearby
Downtown Chandler is the real differentiator: a walkable historic core around Dr. A.J. Chandler Park with restaurants, boutiques and a self-guided beer trail taking in six breweries within two miles. The Summer Market runs Saturday mornings from June through September, and Third Thursdays run October through May.
The trade-off
You gain a downtown with actual nightlife and dining, which Ahwatukee does not have and does not pretend to. You give up Ahwatukee's tucked-away, mountain-side quiet and the immediate South Mountain access.
