Relocating to Foothills Club West

Moving in from out of state, with someone who has lived here eighteen years telling you the truth about it.

You are choosing a place and a rulebook. Both deserve a look.

Almost everybody relocating to Foothills Club West found it the same way: a search, a school district, a photograph of a mountain at the end of a street.

What a search cannot tell you is whether a master-planned community will suit you once the boxes are unpacked. Some people arriving from elsewhere want exactly this: a structure, a clubhouse, and neighbors held to the same standards. Others arrive from a place with no association at all and find two layers of declarations a genuine adjustment. Neither reaction is wrong and both are worth predicting.

So what you get first is an orientation rather than a listing feed. Which parts of Ahwatukee suit which kind of daily life, what the drive to your actual workplace looks like rather than the map distance, and where I think you would be happier if the answer is somewhere else.

Then, when you have decided, both governing documents in front of you before you commit, which is not something you can gather reliably from another state.

Why relocating buyers call Savvy Realty Group

Savvy Realty Group is my practice at HomeSmart. My name is Amy Richardson, and relocation is a large part of what I do because I made this exact decision myself.

I moved to Ahwatukee in 2008, the year my oldest started kindergarten, having already lived all over the Valley. So this was not where I landed. It was where I stopped, on purpose, after seeing the alternatives. Eighteen years later I am still here, and I sit on community boards here.

What that buys you is an answer instead of a brochure. When you ask whether a neighborhood is what the photos suggest, you are asking somebody who has driven it in August and in February.

The Club West specific value is document work. Each neighborhood here has its own tract declarations on top of the master CC&Rs, and management changed to 360 Community Management around 2025 to 2026, so older paperwork names a company that no longer holds the records. A buyer three states away chasing the wrong management company loses a week and does not know why.

The professional half: licensed since 2017, more than 80 transaction sides and over $52 million in volume, and 100% five-star across 35 or more Google reviews, several from people who bought here without setting foot in the house. My relocation page covers how I work generally, and there is a free Ahwatukee Relocation Guide. Or tell me where you are moving from.

How a long-distance move actually runs

Relocation is a different job from a local purchase, mostly because you cannot drop by. The buyer track at how I help you buy still applies; this is how it adapts.

  • The orientation call. The commute, the season you are dreading, whether you want a yard, and what you are leaving behind. That last answer usually predicts what you will miss.
  • The rules conversation, early. I describe honestly what living under a master association plus parcel-level declarations actually means day to day, so it is a choice rather than a surprise in month three.
  • The shortlist, narrowed by me. I cut Ahwatukee down to the communities that fit what you described, and inside Club West I narrow by named neighborhood.
  • Video before flights. I walk homes on camera and describe what the listing photographs are not showing. I will tell you when a house is not worth your airfare.
  • Both documents, gathered here. The master CC&Rs and your parcel's tract declarations, from the current management company. This is the errand that is close to impossible from out of state.
  • One concentrated visit. Where possible I stack showings into a single trip rather than expecting you to keep flying in.
  • Escrow from a distance. Arizona closings run through escrow and title, and remote signing is normal. My transaction coordinator and I keep the dates moving while you pack.

The parts I would want to know if I were you

South Mountain Park and Preserve sits along Ahwatukee's northern edge, and in several communities the hiking and biking access is from the neighborhood itself. That is the thing most people fall for, and it is real.

The mountain also does the opposite job. It puts distance between here and everything north of it, so look at the drive to your actual workplace rather than the straight-line distance. Set against that: roughly twenty minutes to Sky Harbor, twenty to downtown Phoenix, twenty to Chandler.

One thing genuinely new to Ahwatukee that a relocating buyer should know about: Upper Canyon is a 373-acre gated master-planned community immediately west of Club West, on Chandler Boulevard between 19th and 27th Avenues, with D.R. Horton, Pulte and Blandford building. If a warranty and current layouts appeal more than established landscaping, it is worth comparing rather than discovering later.

The trade worth hearing early is density. There is no walkable downtown here and no evening scene, and people who want one are better served by Chandler or Tempe. I would rather say that now than watch you work it out in your second year.

Frequently Asked Questions

Can you help if I cannot visit before buying?

Yes, and it is common. I walk homes on video and describe what the listing photographs are not showing you. In Club West I also gather both the master CC&Rs and your parcel's tract declarations from the current management company, which is close to impossible to do reliably from another state.

What are the real downsides of Ahwatukee?

Being on the far side of South Mountain means a genuine drive to anywhere north of it, so check the commute for your actual workplace. The summers are severe and nobody adjusts as fast as they expect. And there is no walkable nightlife district here, which matters to some people a great deal.

Which schools serve Ahwatukee?

Ahwatukee is served primarily by the Kyrene School District for K-8 and the Tempe Union High School District for 9-12, with charter and private options alongside them. Assignments vary by address, so confirm any specific home against the district's current boundary map rather than relying on a listing.

Is living under two associations difficult?

It is not difficult so much as worth knowing in advance. The master CC&Rs apply and so do your neighborhood's tract declarations, and some buyers want that structure while others arriving from somewhere with no association find it an adjustment. Neither reaction is wrong; both are better predicted than discovered.

Foothills Club West

What relocation looks like in Foothills Club West

A master-planned Foothills community where each parcel carries its own tract declarations.

One of the Ahwatukee communities I work most often.

The homes
A master community with its own named neighborhoods inside it, including Vistas, Montana Vista (gated, built by Pulte), Rosewood Canyon Estates (built by Rosewood Homes), Whistling Rock (built by T.W. Lewis) and Fairway. The association is explicit that each community within Club West has its own tract declarations applying in addition to the master CC&Rs.
Why people choose it
Buyers who want the Foothills setting with a master-planned structure and a clubhouse behind it.
Getting around
Out along Chandler Boulevard, then down to the Loop 202 by 17th Avenue if you are toward the west side, or Desert Foothills Parkway if you are nearer that. Five to ten minutes to the 202.
Nearby
The community clubhouse sits at 16414 S 14th Ave.
The trade-off
Two layers of rules again: the master declarations plus your specific parcel's. Worth reading both before you write an offer, because they are not the same document and the parcel-level one is the easier to miss. Community management also changed hands to 360 Community Management around 2025 to 2026, so older paperwork may name the previous company.

The association that applies here, linked to its own site so you can read the documents rather than take my word for it.

Master association
Foothills Club West Community Association Each community inside Club West carries its own recorded tract declarations on top of the master CC&Rs, so two documents apply to a lot. Managed by 360 Community Management.

Dues and rules change, and which documents apply can depend on the parcel. Confirm both against the association before you write an offer.
