Relocating to the Ahwatukee Foothills
Moving in from out of state, with someone who has lived here eighteen years telling you the truth about it.
The Foothills is the hardest Ahwatukee search to run from a distance
Almost everybody relocating to the Ahwatukee Foothills arrives at the name the same way: a search, a school district, a photograph of a mountain at the end of a street.
The problem is that the name covers over 4,300 homes and almost every kind of house Ahwatukee has. Gated luxury in Tapestry Canyon and The Sanctuary. A canyon setting in Cabrillo Canyon. A small man-made lake at Miralago. Mediterranean character in Tuscan Hills. Early-2020s contemporary at Palma Brisa. Saving searches on the label from two thousand miles away produces a feed of homes that are not alternatives to each other.
So what you get first is an orientation rather than a listing feed. What each part of the community is genuinely like, what the drive to your actual workplace looks like rather than the map distance, and where I think you would be happier if the answer is somewhere else in Ahwatukee entirely.
Then, once you have decided, a search run properly so you are not flying back and forth to do it.

Why relocating buyers call Savvy Realty Group
Savvy Realty Group is my practice at HomeSmart. My name is Amy Richardson, and relocation is a large part of what I do because I made this exact decision myself.
I moved to Ahwatukee in 2008, the year my oldest started kindergarten, having already lived all over the Valley. So this was not where I landed. It was where I stopped, on purpose, after seeing the alternatives. Eighteen years later I am still here, and I sit on community boards here.
What that buys you is an answer instead of a brochure. When you ask whether a street is what the photographs suggest, you are asking somebody who has driven it in August and in February.
The Foothills-specific value is disambiguation. When a listing says Foothills, it is worth pinning down which association actually governs the property before comparing it with anything, because their dues and rules may have nothing to do with each other. From another state that is close to impossible to establish. From here it is a phone call.
The professional half: licensed since 2017, more than 80 transaction sides and over $52 million in volume, and 100% five-star across 35 or more Google reviews, several from people who bought here without setting foot in the house. My relocation page covers how I work generally, and there is a free Ahwatukee Relocation Guide. Or tell me where you are moving from.
How a long-distance move actually runs
Relocation is a different job from a local purchase, mostly because you cannot drop by. The buyer track at how I help you buy still applies; this is how it adapts.
- The orientation call. The commute, the season you are dreading, whether you want a yard, and what you are leaving behind. That last answer usually predicts what you will miss.
- The shortlist, narrowed by me. I cut the Foothills down to the two or three neighborhoods that fit what you described, and I say plainly which ones I ruled out and why.
- Terrain established early. Hillside and flat are different daily lives, not different views. Hillside buys elevation, views and privacy and costs flat usable yard. Deciding that up front removes half the wasted looking.
- Video before flights. I walk homes on camera and describe what the listing photographs are not showing. I will tell you when a house is not worth your airfare.
- One concentrated visit. Where possible I stack showings into a single trip rather than expecting you to keep flying in.
- Timing around a start date. Your job has a first day and your lease or sale has an end date. We work the closing backward from those.
- Escrow from a distance. Arizona closings run through escrow and title, and remote signing is normal. My transaction coordinator and I keep the dates moving while you pack.
The parts I would want to know if I were you
South Mountain Park and Preserve sits along Ahwatukee's northern edge, and in several communities the hiking and biking access is from the neighborhood itself. The Foothills is named for its proximity to that mountain, and it is the thing most people fall for.
The genuinely useful local detail is the 35-plus businesses inside the association's own footprint. For somebody arriving from out of state and worrying about being stranded in a residential area, that changes the picture more than any amenity list does.
The mountain also does the opposite job. It puts distance between here and everything north of it, so look at the drive to your actual workplace rather than the straight-line distance. Set against that: roughly twenty minutes to Sky Harbor, twenty to downtown Phoenix, twenty to Chandler.
The trade worth hearing early is density. There is no walkable downtown here and no evening scene, and people who want one are better served by Chandler or Tempe. I would rather say that now than watch you work it out in your second year.
Frequently Asked Questions
Can you help if I cannot visit before buying?
Yes, and it is common. I walk homes on video and describe what the listing photographs are not showing you. In the Foothills I also confirm which association governs the specific property, which is not something you can reliably establish from another state.
What are the real downsides of Ahwatukee?
Being on the far side of South Mountain means a genuine drive to anywhere north of it, so check the commute for your actual workplace. The summers are severe and nobody adjusts as fast as they expect. And there is no walkable nightlife district here, which matters to some people a great deal.
Which schools serve Ahwatukee?
Ahwatukee is served primarily by the Kyrene School District for K-8 and the Tempe Union High School District for 9-12, with charter and private options alongside them. Assignments vary by address, so confirm any specific home against the district's current boundary map rather than relying on a listing.
Why do listings in the Foothills look so different from each other?
Because the community holds over 4,300 homes and a very wide spread of them. Gated luxury, canyon settings, lake frontage, Mediterranean character and early-2020s contemporary all sit inside the same association. Two homes at the same price are frequently not alternatives to each other.

What relocation looks like in Ahwatukee Foothills
The Foothills Community Association: 4,300+ homes and 35+ local businesses.
One of the Ahwatukee communities I work most often.
- The homes
- One of the largest communities in Ahwatukee at over 4,300 homes, holding a wide spread of neighborhoods. Among them: Tapestry Canyon and The Sanctuary, both gated and at the luxury end, with The Sanctuary split between lake homes and hillside homes. Cabrillo Canyon sits in a canyon setting, Miralago is built around a small man-made lake, Tuscan Hills carries a Mediterranean character, and Palma Brisa is newer, built by Blandford in the early 2020s and contemporary in style. Canyon Springs, Shadow Rock, Majestic Hills, Black Rock Canyon, Candlewood Views, Eagle Ridge and Camelot Ridge are also inside the association.
- Why people choose it
- Almost everyone, because the community is large enough to contain several distinct markets. A gated luxury hillside buyer and an early-2020s contemporary buyer are both buying in the Foothills.
- Getting around
- Most Foothills residents take 24th Street down to the Loop 202.
- Nearby
- Over 35 local businesses sit within the association's own footprint, alongside the mountain access the Foothills are named for.
- The trade-off
- The name covers so much ground that it tells you very little on its own. Which neighborhood a home sits in matters far more here than the Foothills label does, and that is the distinction most out-of-area buyers miss.
