Relocating to Lakewood
Moving in from out of state, with someone who has lived here eighteen years telling you the truth about it.
You are choosing this from photographs, and photographs leave things out
Almost everybody relocating to Lakewood picks it the same way: a search turns up a lake community in a desert city, and that is unusual enough to stop on.
It is a genuinely good reason. What a listing gallery cannot tell you is whether a particular home is on the water or a block back from it, which matters because waterfront homes here carry association rules that inland homes do not, including watercraft registration. It also will not tell you where the greenbelt runs, how the walking paths connect, or whether the flat ground that makes this community walkable is what you actually wanted.
What you get from me is the version I would want if I were doing this from two thousand miles away. Video walks of the community rather than only the house. A straight read on whether Lakewood fits how you intend to live. And if the honest answer is that you want the mountain instead of the water, you will hear that early rather than after you have moved.
Questions about your move? I'm glad to help.
I made this decision myself, in 2008
Savvy Realty Group is my practice at HomeSmart, and I did not grow up in Ahwatukee. I moved here in 2008 having already lived all over the Valley, which means I chose this village on purpose after seeing the alternatives. Eighteen years later I still live here.
That is a different kind of knowledge from market knowledge, and it is the one relocation clients actually need. I can tell you what a summer here is like without softening it, what the outdoor season buys you in return, and which parts of Ahwatukee people move into and which parts people quietly move out of and why.
On the professional side, since you cannot drop in and take a view of me in person: licensed since 2017, with more than 80 transaction sides and over $52 million in career volume behind that. My Google reviews run to more than 35 and every one of them is five stars, which takes about a minute to verify and is worth the minute.
The point of listing all that is simple. You are trusting somebody you have not met with a decision you cannot easily reverse, so you should be able to check them rather than take their word for it.
What I will not do is tell you Ahwatukee is right for you before I know anything about you. Being the right agent occasionally means saying you are not, and I would rather say it in month one than watch you work it out in year two.
How I run a move you are making from somewhere else
Relocating changes the order of things, because you cannot drop in on a Tuesday to look again.
- Orientation before listings. We start with how you want your days to look, not with inventory. That is what decides between Lakewood's water and greenbelt and the elevation you would get in the Foothills.
- The community on video, not the house. I walk the greenbelt, the paths and the streets, because in a community like this one a large part of what you are buying is outside the front door.
- Honest video on individual homes. I will tell you what the listing photographs are flattering, and I will tell you when a property is not worth your flight.
- One concentrated visit where possible. Rather than expecting you to keep flying in, I group showings so a single trip does the work of three.
- Documents before the offer. Association provisions, including waterfront ones where they apply, read before you commit rather than discovered afterwards.
- Timing around a start date. Escrow, closing and possession sequenced against when you actually need to be here, including the gap between arriving and moving in if there is one.
- Somebody local after closing. You will not know a plumber, a roofer or a pool company yet. Mine are people I have used repeatedly and I am happy to hand the list over.
The whole buying process is here, and this is how I handle relocation specifically. If you want to start with a conversation instead, reach out.
The honest orientation
Lakewood's center is a man-made lake, with greenbelt and walking paths running through the community. The ground is flat enough that walking is a real habit here rather than an intention.
The trade you are making is elevation. Foothills Reserve and the Foothills sit closer to South Mountain and higher up, which buys views, privacy and trail proximity on hillier terrain. Mountain Park Ranch is another option worth understanding before you land on one, because it spans nine sub-associations and your dues and restrictions follow the parcel rather than the community name.
Schools, since it is usually the second question: the community association names Kyrene de los Lagos Elementary, Akimel Middle School and Desert Vista High School. Confirm any specific address against the districts' current boundary maps, because assignments change and listings go stale.
And the part I would want said plainly. Ahwatukee has no walkable evening district, and it does not pretend to. If restaurants and a downtown within walking distance are near the top of your list, Chandler genuinely does that better, and I would rather tell you now than sell you a quiet street you end up restless on.
Frequently Asked Questions
Can I buy in Lakewood without visiting first?
Yes, and several of my clients have. I walk both the home and the community on video, describe what the photographs are not showing, and tell you plainly when a property is not worth flying out for. Where you can visit, I group showings into one concentrated trip.
What is Lakewood actually like compared with the rest of Ahwatukee?
Flatter, greener and built around water, with walking paths through the community. The Foothills communities sit higher and closer to South Mountain, which buys elevation and views on hillier ground. Those are different daily lives, and choosing between them matters more than choosing a house.
Which schools does the Lakewood association name?
Kyrene de los Lagos Elementary, Akimel Middle School and Desert Vista High School. Assignments are set by the districts and can change, so confirm against their current boundary maps for the specific address you are considering.
What would make Lakewood the wrong choice for me?
Wanting a hillside lot with immediate trail access, or wanting a walkable evening scene. The first is a Foothills question and the second is not an Ahwatukee one at all. I would rather point you to Chandler than have you discover that after the move.
Lakewood
What relocation looks like in Lakewood
Built around its lake, with greenbelt and walking paths through it.
One of the Ahwatukee communities I work most often.
- The homes
- A lake-centred community with man-made water at its heart. Homes directly on the water carry their own set of association rules, including watercraft registration, that inland homes in the same community do not.
- Why people choose it
- Buyers who want water and green space as part of daily life rather than a drive away.
- Schools people ask about
- The community association has long named Kyrene de los Lagos Elementary, Akimel Middle School and Desert Vista High School. Kyrene de los Lagos is now a dual-language open-enrollment school rather than the assigned neighborhood school, and the Kyrene district is redrawing its boundaries for 2026-27 and again for 2027-28, so check the district's current maps for any specific address.
- Getting around
- Chandler Boulevard is the northern edge and the Loop 202 the southern one. Lakewood Parkway runs as a loop through the community, with 40th Street on its east side and 32nd Street on its west, and either street gets you to the 202 in two to five minutes.
- Nearby
- The lake itself, the greenbelt and the walking paths running through the community.
- The trade-off
- You are choosing water and greenbelt over the elevation and mountain proximity you would get in the Foothills communities. A lakefront lot also comes with rules an inland lot does not.

The associations in Lakewood
The association that applies here, linked to its own site so you can read the documents rather than take my word for it.
- Master association
- Lakewood Community Association Governs the two lakes and their four boat docks, the ramadas, tot lots and the path network.
Dues and rules change, and which documents apply can depend on the parcel. Confirm both against the association before you write an offer.
