Buying a Home in Chandler

A guided search through Ahwatukee and the Southeast Valley, from first showing to keys in hand.

The listings are not the problem. Narrowing them is.

Buying a home in Chandler is a different exercise from buying in a single neighborhood, because Chandler is a city rather than a pocket of one. The first real decision is not which house. It is which part of Chandler, and how close to the downtown core you want to be.

You can already see every home for sale. What a portal will not tell you is what an association will and will not allow, what a house has been sitting for, or whether the drive you are picturing is the drive you will actually make.

What you get from me is the narrowing done before the touring. A shortlist built from how you live rather than from a price filter, a straight answer about what the photographs are flattering, an offer written on terms and not only on price, and someone who will tell you when a home is not worth writing on.

The wider buyer service is described on my buying page, and Chandler as a place is here.

Why Chandler buyers work with Savvy Realty Group

Savvy Realty Group is my practice at HomeSmart. I am Amy Richardson, and I want to be straight with you about where I sit before you decide anything.

Ahwatukee is my home market. I have lived there since 2008 and my street-by-street knowledge is deepest there. Chandler is a market I serve regularly, and it sits directly east of where I live, which makes it a short move rather than a different life. I would rather say that plainly than claim eighteen years of Chandler tenure I do not have.

What I bring is not local folklore. It is method. I have been licensed since 2017 and have closed more than 80 transaction sides and over $52 million in volume across Ahwatukee and the Southeast Valley. That work is the same work here: reading real comparable sales rather than an automated estimate, walking homes and saying what I actually see, and negotiating terms as carefully as price.

I also hold the Certified Expert Buyers Agent designation, which matters mostly because buyer representation is the part of this business that changed most recently and is worth taking seriously.

If your search turns out to need someone whose home turf Chandler genuinely is, I will say so. Start with a conversation and you can judge for yourself.

How the buying process runs, step by step

The full buying track is written out at how I help you buy. Here is the short version and what it looks like in Chandler specifically.

One. Ready before we tour. Pre-approval with a lender who will actually answer the phone, and a written agreement between us, both handled before we look at homes. The house people lose is usually the one they were not in a position to write on.

Two. An honest read on your budget. Before you fall for something, I will tell you what your number does and does not reach in the parts of Chandler you are considering. That conversation is uncomfortable once and useful for months.

Three. A search built on how you live. Whether you want to walk to dinner or would rather be quiet at the edge of the city. Whether a yard is something you want or something you maintain. Those answers cut a Chandler search down faster than a price filter does.

Four. The offer. Price is one term of several. Financing type, inspection terms, appraisal handling and close timing all change how your offer reads to the other side. I will show you the sales I am reasoning from and tell you where I would push and where I would hold.

Five. Contract to keys. Arizona closings run through escrow and title. My transaction coordinator and I hold the dates, and you get an update weekly whether or not anything moved.

What is actually here, and what you give up

Downtown Chandler is the thing that makes this city different from its neighbors. It is a genuinely walkable historic core around Dr. A.J. Chandler Park, with restaurants, boutiques and a self-guided beer trail taking in six breweries within two miles. The Summer Market runs Saturday mornings from June through September, and Third Thursdays run October through May.

How far you sit from that core is a real variable in what you are buying, and it is worth deciding deliberately rather than discovering afterwards.

The honest trade-off. You gain a downtown with actual nightlife and dining, which Ahwatukee does not have and does not pretend to. You give up Ahwatukee's tucked-away, mountain-side quiet and the immediate South Mountain access that comes with it.

If you are still weighing cities, Gilbert is organized around master-planned communities more than almost anywhere else in the Southeast Valley, and Tempe is the most urban option of the three.

One practical note: school assignment in Chandler depends on the specific address, so it should be confirmed against the relevant district's current boundary map for any home you are serious about, rather than assumed from the city name.

Frequently Asked Questions

Do you work in Chandler, or only Ahwatukee?

I work Chandler regularly and have done for years. Ahwatukee is where I live and where my street-level knowledge runs deepest, and I will tell you that rather than let you find it out. The process, the comparable analysis and the negotiation are the same wherever the house is.

How do I decide which part of Chandler to look in?

By deciding how close to downtown you want to be, and how you want your weekends to look. Downtown Chandler is walkable and has a real evening scene. Further out is quieter. That single question narrows a Chandler search faster than anything on a portal.

Do I pay you as a buyer?

What a buyer's agent is paid is negotiable and agreed in writing before we work together. It is not standard, customary or fixed, whatever you may have read. I will walk you through exactly how it works before you sign anything.

How many homes should I expect to see?

Fewer than you think, if we do the first conversation properly. Most wasted showings come from skipping the question of what you actually want and going straight to filtering by price.
