Downsizing and Right-Sizing in Chandler
Leaving the house you raised a family in, without being rushed through it.
The square footage is the easy part of this decision
Right-sizing in Chandler turns out to be a question about your feet rather than your floor plan. Two homes can share a layout, a bedroom count and a price, and one of them puts dinner, a coffee and a Saturday morning inside a ten-minute walk while the other puts all three behind a car key. What people are buying when they move to a smaller home at this stage is usually that difference, and no listing sheet states it.
The first work I do with you is therefore not measuring rooms. It is establishing what you want to be able to reach without driving, then finding out whether the parts of Chandler that offer it hold anything you would want to live in.
You get that question settled before you fall for a house that answers a different one, a real figure for the home you are in now, and a sale prepared at a speed you set rather than one I chose.
The wider service is on my downsizing page, and Chandler as a place is here.

Why right-sizers here start with where
Savvy Realty Group is my practice at HomeSmart. Right-sizing is the move I am called for most often, and what I do differently is spend the first hour on location rather than on budget.
Budget is the standard opening question because it produces a search immediately. Walkability produces a shorter search and a better one, and it takes longer to establish, which is why it usually gets skipped. Asking which errands you want to do on foot and which you are content to drive rules out a large share of a city in an afternoon.
One thing from my record bears on this directly: 100% five-star across 35 or more Google reviews, several of them from people who have now sold with me twice.
On geography I will be plain. I have lived in Ahwatukee since 2008, so my street-by-street reading is strongest there, and Chandler sits directly east. Judging whether a particular block is walkable is something I do on foot beside you, which does not depend on tenure anywhere.
Deciding where, before deciding what
One. Name the walk. Not somewhere convenient, but the specific things you want inside a fifteen-minute walk: a restaurant you would use on a Tuesday, a coffee, a park bench, a pharmacy, a grocery. The real list is shorter than people expect, and it cuts a large city down quickly.
Two. Test it on foot, in the afternoon. We walk the candidate blocks rather than measuring them on a map. Distance in April and distance in July are different measurements, and shade, crossings and lighting decide whether a walk you can technically make is one you will keep making.
Three. Weigh the two shapes on offer. A home near the downtown core buys you the walk into an actual town. An age-qualified community minutes away buys you a clubhouse, a golf course and an association maintaining much of the outside. Both ask less of you than the house you are leaving, in completely different ways.
Four. Then the number on the house you are in. A free comparative market analysis with the comparable sales shown to you, so the decision rests on figures rather than on a hope. Asking for one commits you to nothing.
Five. Sale and purchase, sequenced. Preparation, the complimentary staging consultation, photography and everything after it run the way they always do, and the method is written out at how I sell a home. Some of these moves take a year between the first conversation and the first photograph, and none of them run to a schedule I chose.
What a Chandler walk actually contains
Downtown Chandler is a historic core built around Dr. A.J. Chandler Park, and it is walkable in practice rather than in a brochure. Restaurants and boutiques sit around the park, and six breweries lie within two miles of one another along a self-guided trail. The calendar underneath matters as much as the buildings: a street event on the third Thursday of the month from October through May, and a Saturday morning market across the summer, June to September. Between the two, there is something worth walking to in every month of the year.
What you give up for it is quiet and the mountain. Ahwatukee keeps its tucked-away feel and immediate South Mountain access, and Chandler has neither.
The other answer nearby is Sun Lakes, which is five adult country club communities rather than one place: five clubhouses, five separate associations and golf. It is age-qualified at community level, and the minimum age for a full-time resident is 40, which is lower than most people assume. The walk there is a walk to a clubhouse rather than to a restaurant, and whether those amount to the same thing for you is worth settling early. Gilbert answers the question a third way again, through master-planned communities with amenities of their own.
Frequently Asked Questions
How do I tell whether a block is genuinely walkable?
By walking it, in the afternoon, at the time of year you are worried about. Shade, crossings, lighting and the state of the sidewalk decide whether a ten-minute walk is one you will still be making in June. A map cannot tell you any of that, and neither can a listing photograph.
Do I have to be right in the downtown core to get the benefit?
No, and distance from it is a dial rather than a switch. A few streets out you keep most of the walk and lose some of the evening noise. Further out again you have bought a quieter house and a car journey to dinner, which is a perfectly good answer if it is the one you meant to choose.
Is Sun Lakes the same idea as walking to downtown Chandler?
No, it is close to the opposite. Sun Lakes is five adult country club communities with five clubhouses, five separate associations and golf, so what is within reach is amenities rather than a town. It is age-qualified at community level, and the minimum age for a full-time resident is 40. That suits some people completely and rules out others.
Does a smaller home automatically mean less to look after?
Not on its own. What reduces the work is how much somebody else maintains and how much yard is left to you, so we look at that specifically rather than assuming square footage covers it.
Chandler
What downsizing looks like in Chandler
A Southeast Valley city with a genuinely walkable downtown and a major tech employment base.
Part of the Southeast Valley I serve regularly.
- Why people choose it
- Many buyers here are relocating for work, a substantial number of them in semiconductors and tech. Chandler is where a lot of relocation into the Southeast Valley lands first.
- Getting around
- Directly east of Ahwatukee, so it is a short move rather than a different life.
- Nearby
- Downtown Chandler is the real differentiator: a walkable historic core around Dr. A.J. Chandler Park with restaurants, boutiques and a self-guided beer trail taking in six breweries within two miles. The Summer Market runs Saturday mornings from June through September, and Third Thursdays run October through May.
- The trade-off
- You gain a downtown with actual nightlife and dining, which Ahwatukee does not have and does not pretend to. You give up Ahwatukee's tucked-away, mountain-side quiet and the immediate South Mountain access.
