Buying a Luxury Home in Chandler

Ahwatukee's higher end, including the custom and gated communities, with an agent who knows what each one is actually like.

Buying at the top of a city you have never lived in

Most people I meet buying a luxury home in Chandler are new to the Valley. Budget is not the difficulty and neither is inventory, which you can already see in full. The difficulty is that at this level you are paying a premium for something specific, and when you have never stood on a street here you cannot yet tell what the premium is for.

What you get from me is a second opinion with something at stake in it. In the first week I will rule properties out and tell you exactly why, which is a faster and considerably cheaper education than touring twenty homes and forming an impression. After that we compare across cities at your number rather than inside one, because at this budget Chandler, Gilbert and Tempe hand you three genuinely different things.

My focus is $700,000 and above and it is where most of my work sits. The wider service is on my luxury buyers page, and Chandler as a place is here.

Why buyers new to the Valley bring me in

Savvy Realty Group is my practice at HomeSmart. Geography first, because a careful buyer would establish it anyway. Ahwatukee is my home market and has been since 2008. Chandler is a market I serve, directly east and a short move. I have not lived in Chandler and I am not going to imply otherwise to somebody spending this kind of money.

What I bring instead is experience at this price point specifically. Nine of my career transactions have been over a million dollars, the largest at $3,377,000, and I hold the Certified Expert Buyers Agent designation. I have earned HomeSmart's Diamond Club in 2023, 2024 and 2025.

The part that tends to matter most to somebody arriving from another state is the ruling out. Saying in week one that a house you have already fallen for is wrong for you is unpopular work, and it is close to the entire reason to have a buyer's agent at all. You are the one living on the street afterwards.

What a buyer's agent is paid is negotiable and agreed in writing before we start working together, and I will walk you through exactly how that works before you sign anything. Start with a conversation, from wherever you are.

What gets ruled out in the first week, and why

One. Anything priced above what its own pocket supports. A home can look sensible against Chandler generally and sit well above what comparable sales on its own streets justify. You will see the sales I am reasoning from, so you can disagree with me on evidence rather than on instinct.

Two. Anything whose photographs are doing concealment rather than presentation. A wide lens, one time of day and a careful angle hide what a property backs onto, how close the neighboring house sits, and how a street reads at six in the evening. When you have never driven that street, none of it is recoverable from a screen.

Three. Anything where the association documents contradict your plan. Rules, dues and restrictions get read while you can still act on them rather than during the inspection period. What you intend to park, build, let or renovate has often been decided already, in a document written years before you arrived.

Four. Anything that fails in person. Higher-end homes vary far more than tract product, so finish quality, workmanship and condition have to be seen rather than read. Where you cannot be here, I walk the house on video and tell you what an inspector is likely to write up.

Five. Then we compare across cities, at the same number in each, which is the section below. Representation in writing and a lender who can genuinely perform are settled before we tour anything, and the whole track is at how I help you buy.

The same number, in three Southeast Valley cities

At the top of a budget the cities stop being interchangeable, and somebody who has been here a fortnight cannot yet feel the difference.

Chandler sells proximity to a real downtown. The historic core around Dr. A.J. Chandler Park is walkable, with restaurants, boutiques and a beer trail, and the city carries a major technology employment base, which is much of why relocation into the Southeast Valley lands here first.

Gilbert is organized around master-planned communities more than almost anywhere else in the Southeast Valley. Agritopia, Morrison Ranch, Power Ranch, Seville, Val Vista Lakes, Whitewing and The Bridges are among the named ones, each with its own character, amenities and association. At this price point you are choosing a community as much as a house.

Tempe is the most urban of the three, shaped by Arizona State University, with Tempe Town Lake, the Mill Avenue District and a hikeable butte in the middle of downtown. You gain density and you give up quiet.

Ahwatukee, where I live, sells the opposite of all three: tucked-away quiet, a mountain-side position and South Mountain access from the neighborhoods themselves. If that is what your premium is actually for, I would rather say so at the start than let you discover it a year in.

Frequently Asked Questions

I have never been to Arizona. Where does this start?

With ruling things out rather than lining things up. In the first week I take properties off your list and tell you the reason for each one, which teaches you more about what your money buys here than a fortnight of touring would.

What can I not tell about a home from the photographs?

What it backs onto, how close the neighboring house actually sits, how the street reads on a weekday evening, and how the light and heat fall on it in the afternoon. Photographs are taken at the flattering hour from the flattering angle, and none of that is your fault for missing.

Have you handled purchases at the top of this market?

Nine of my career transactions have been over a million dollars, the largest at $3,377,000, and my focus has been $700,000 and above for years. I also hold the Certified Expert Buyers Agent designation, which is buyer representation specifically.

Should I even be looking at Chandler?

Possibly not, and it is worth testing at the start. Gilbert offers master-planned communities with their own amenities, Tempe offers density and walkability, and Ahwatukee offers mountain-side quiet and South Mountain access. I will tell you which of them fits what you have described, including when the answer is not Chandler.

Chandler

What luxury buyers looks like in Chandler

A Southeast Valley city with a genuinely walkable downtown and a major tech employment base.

Part of the Southeast Valley I serve regularly.

Why people choose it
Many buyers here are relocating for work, a substantial number of them in semiconductors and tech. Chandler is where a lot of relocation into the Southeast Valley lands first.
Getting around
Directly east of Ahwatukee, so it is a short move rather than a different life.
Nearby
Downtown Chandler is the real differentiator: a walkable historic core around Dr. A.J. Chandler Park with restaurants, boutiques and a self-guided beer trail taking in six breweries within two miles. The Summer Market runs Saturday mornings from June through September, and Third Thursdays run October through May.
The trade-off
You gain a downtown with actual nightlife and dining, which Ahwatukee does not have and does not pretend to. You give up Ahwatukee's tucked-away, mountain-side quiet and the immediate South Mountain access.
