Selling Through a Life Change in Chandler

A move driven by something bigger than real estate, handled with that in mind.

Often the change is a job, and the job has already gone

Chandler is where a great deal of relocation into the Southeast Valley lands first, with a substantial number of people working in semiconductors and tech. That shapes what a life-change sale looks like here more than anything about the housing does.

The pattern is usually the same. A role moves. Somebody is already working in another state while the house sits here, half packed, with a partner or an adult child handling whatever comes up. Nobody has a spare Tuesday to meet a painter.

My work on selling through a life change in Chandler is therefore mostly about removing the need for you to be here. Trades I already use let themselves in. The staging consultation, photography and showings happen without anybody present. My transaction coordinator and I hold the dates, and the update arrives every week whether or not something moved.

Where the change is retirement, health, or a family decision rather than a transfer, the same arrangement holds. Fewer decisions, each one framed properly, and a pace you set rather than one I chose. The wider version is on my life transitions page.

Someone here while you are not

Savvy Realty Group is my practice at HomeSmart. I am Amy Richardson, licensed since 2017, and I have spent twelve years before that in my family's financial advisory practice, where the work was explaining consequential decisions to people who did not want a lecture. That turns out to be most of this job.

An honest note about Chandler. I live in Ahwatukee and have since 2008, so that is where my street-level knowledge is deepest. Chandler is not somewhere I merely sell, though. I sat on the board of ICAN here, and I nominated them through 100 Women Who Care Ahwatukee, where we won them funding twice. That does not price a house. It does mean I have spent real time in this city for reasons unconnected to commission.

What does price a house is method: more than 80 transaction sides and over $52 million since 2017, and 100% five-star across 35 or more Google reviews. Preparation is the same on every listing regardless of what is behind it, including the complimentary staging consultation, professional photography and drone video. The approach from there is agreed together, based on what the home needs.

Reach out whenever it makes sense to.

Running a sale you cannot attend

  • A video walkthrough instead of a meeting. If you are already elsewhere, I walk the house on camera and talk you through what I would do and, more usefully, what I would leave alone.
  • Trades with their own access. Painter, handyman, landscaper, cleaner. People I use repeatedly, arriving on a schedule you approve once rather than manage weekly. Preparation is step one.
  • Contents handled at a distance. Where clear-outs, donations or an estate sale are part of it, I can connect you with people who do that work properly and gently.
  • Documents signed electronically, dates held by us. Arizona closings run through escrow and title, and none of it requires you in the room.
  • Everyone informed in writing. A partner in another state, adult children, an attorney or an accountant. Where there is disagreement I supply the same facts to everybody rather than an opinion to one of them. This describes how I work and is not legal, tax or financial advice.

The full method is at how I sell a home, run at whatever speed suits.

Who is buying while you are leaving

The relocation flow works in both directions, which is good news for the sale. A meaningful share of the buyer pool is arriving from outside the state, comparing cities rather than streets, and they need the place explained as much as the house.

Downtown Chandler is what does the explaining: a walkable historic core around Dr. A.J. Chandler Park with restaurants, boutiques and a self-guided beer trail taking in six breweries within two miles, Third Thursdays from October through May and the Summer Market on Saturday mornings from June through September. Marketing that shows only the floor plan leaves the strongest argument unmade.

If the move is a shorter one, Sun Lakes and Gilbert are the two people ask about most from here.

Frequently Asked Questions

I have already started the new job in another state. Can you handle everything here?

Yes, and it is a common arrangement. Trades, the staging consultation, photography and showings all run without you present, documents sign electronically, and you get the same written update every week whether or not anything moved.

The company is paying for relocation. Does that change anything?

It can change your timing and sometimes your paperwork, so tell me early what your employer requires and by when. I work to that calendar rather than asking you to work to mine.

The house is empty. Should we stage it?

The consultation is complimentary and will tell you honestly whether it is worth it for this particular house, which sometimes it is not. What staging looks like from there depends on the home, and we agree the approach at the start rather than later.

What if we need to sell quickly?

Then we talk plainly about what speed costs and what it does not, which is sometimes less than people expect when the preparation is targeted rather than exhaustive. I would rather show you that trade-off than let you assume the worst.

Chandler

What life transitions looks like in Chandler

A Southeast Valley city with a genuinely walkable downtown and a major tech employment base.

Part of the Southeast Valley I serve regularly.

Why people choose it
Many buyers here are relocating for work, a substantial number of them in semiconductors and tech. Chandler is where a lot of relocation into the Southeast Valley lands first.
Getting around
Directly east of Ahwatukee, so it is a short move rather than a different life.
Nearby
Downtown Chandler is the real differentiator: a walkable historic core around Dr. A.J. Chandler Park with restaurants, boutiques and a self-guided beer trail taking in six breweries within two miles. The Summer Market runs Saturday mornings from June through September, and Third Thursdays run October through May.
The trade-off
You gain a downtown with actual nightlife and dining, which Ahwatukee does not have and does not pretend to. You give up Ahwatukee's tucked-away, mountain-side quiet and the immediate South Mountain access.
