What Your Chandler Home Is Worth
A real number from someone who knows your neighborhood and what has actually sold there, not an automated estimate.
A number built by hand, and the two shortcuts it refuses
A home valuation in Chandler is more straightforward to build than in much of the Southeast Valley, and it is worth saying why before I describe how I do it. Chandler housing can be read by structure: size, condition, position, finish, and what a lot backs onto. Choose the comparable homes one at a time on those grounds and the resulting figure holds up under argument.
Two shortcuts produce most of the wrong numbers, and I use neither. The first is a zip code average, which is arithmetic performed on homes no buyer would ever weigh against each other. The second is an automated estimate, which has never been inside your house, cannot see the remodel, and does not know whether your lot backs onto open space or onto an arterial road.
What you get instead is a free comparative market analysis: a figure, the specific homes it was reasoned from, the adjustments between them and yours, and reasoning you can push back on. You will hear an unwelcome figure from me before you hear it from the market.
The wider service is on my home valuation page, and Chandler as a place is here.

Why a hand-built number beats an instant one
Savvy Realty Group is my practice at HomeSmart. Pricing is the part of this work where I am least interested in being popular.
An agent can win a listing by agreeing with the figure you were hoping for, then spend the following months persuading you back down to where the house should have started, and the cost of that lands on you rather than on them. Showing you the comparable homes I selected, and the ones I rejected, lets you disagree with me on evidence instead of on tone.
The relevant background here is process rather than charm. I hold a Six Sigma Green Belt, which is training in doing the same thing the same way every time and finding the step where errors enter. Applied to a valuation, it is what stops a comparable being chosen because it was convenient. I also hold the Certified Listing Professional and Certified Listing Specialist designations, which are listing and pricing work specifically, and I have been licensed since 2017.
My own address has been in Ahwatukee since 2008, and Chandler is a market I serve regularly. Selecting comparables is a discipline rather than a matter of tenure, and where a property sits somewhere I would want a second opinion, you will hear that before you get a figure.
Ask for the analysis whenever you want it.
How the analysis is assembled
One. You ask, and nothing is attached to it. Much of this work is requested by people establishing where they stand rather than preparing to sell, which is exactly what it is for. Asking does not put you on a call list.
Two. I walk the house before I look at anything else. The usual order is to pull sales first and visit second, which quietly settles the answer in advance. Standing in the house first is what tells me which comparable homes are even eligible.
Three. Comparables chosen one at a time, with reasons for the rejections. Not everything that sold near you, but homes a buyer would genuinely weigh against yours, which is a shorter list and a far more useful one. Age-restricted communities carry their own flag in the MLS and drop out of a Chandler set cleanly, so they never contaminate the comparison.
Four. The adjustments written down. Condition, finish, position, what the lot backs onto, and what has been done to the house since it was built. You should be able to follow the arithmetic from a comparable sale to your own front door.
Five. What would move the figure. Usually a short list, and usually shorter than expected. That conversation is the front end of the full selling process, and there is no obligation to walk into it.
The zip code, and the comparison running in the buyer's head
Chandler shares the 85248 zip code with Sun Lakes, and people assume that makes pricing messy here. It does not, provided whoever is pricing knows what to do about it. Age-restricted communities are flagged as such in the MLS, so a Sun Lakes home filters out of a Chandler comparable set cleanly and deliberately. A tool averaging a zip code applies no such filter, which is one more reason the zip code average is the wrong instrument.
The genuine complication in Chandler is not the housing at all. A large share of relocation into the Southeast Valley lands here first, so the person who eventually buys your home may still be deciding between cities while standing in your kitchen. The comparison running in their head takes in Gilbert and Tempe, not only the street you are on.
None of that changes which comparable sales belong in your analysis, since those are the homes competing for the same buyer here. It changes what the number has to survive. A figure I can defend line by line holds up in front of somebody weighing three cities, and a figure produced by an algorithm and hoped for by a seller does not.
Downtown Chandler, the walkable historic core around Dr. A.J. Chandler Park, is part of why that comparison lands the way it does, and how near you sit to it is one of the position adjustments I make by hand.
Frequently Asked Questions
Do you price my home from the zip code?
No. A zip code is postal geography and nothing more, so averaging one produces a figure for an area rather than for a house. Your analysis is built from individually selected comparable homes, and I will show you which ones I used and which ones I threw out.
Sun Lakes shares my zip code. Does that pull my number around?
It does not, because age-restricted communities are flagged in the MLS and filter out of a Chandler comparable set cleanly. It only becomes a problem for a tool that averages everything sharing a zip code, which is one of the reasons I do not price that way.
How many comparable sales do you use?
Fewer than an automated tool, and every one of them chosen on purpose. A short list of homes a buyer would genuinely weigh against yours is worth more than a long list of homes that happen to sit nearby.
Is it really free, and do I have to be selling?
It is free and nothing is attached to it. A good share of the people who ask are establishing where they stand, sometimes years ahead of any move, and asking does not put you on a call list.
Chandler
What home value looks like in Chandler
A Southeast Valley city with a genuinely walkable downtown and a major tech employment base.
Part of the Southeast Valley I serve regularly.
- Why people choose it
- Many buyers here are relocating for work, a substantial number of them in semiconductors and tech. Chandler is where a lot of relocation into the Southeast Valley lands first.
- Getting around
- Directly east of Ahwatukee, so it is a short move rather than a different life.
- Nearby
- Downtown Chandler is the real differentiator: a walkable historic core around Dr. A.J. Chandler Park with restaurants, boutiques and a self-guided beer trail taking in six breweries within two miles. The Summer Market runs Saturday mornings from June through September, and Third Thursdays run October through May.
- The trade-off
- You gain a downtown with actual nightlife and dining, which Ahwatukee does not have and does not pretend to. You give up Ahwatukee's tucked-away, mountain-side quiet and the immediate South Mountain access.
