Second Homes and Winter Residences in Chandler
Buying a winter place in the Valley, usually from somewhere much colder.
The town's calendar and your calendar are the same calendar
A second home in Chandler is a walk-to-town proposition rather than a resort one, and the quickest way to see whether it suits you is to lay the two calendars side by side.
Third Thursdays in downtown Chandler run from October through May. That is, almost exactly, the stretch a winter owner is in Arizona. The Summer Market runs Saturday mornings from June through September, which is the stretch the house sits empty. Without meaning to, the city has arranged its evening street life around the months you are here and its daytime market around the months you are not.
What that tells you is what you would be buying: a season inside a working town rather than a season on a property. It also tells you what to check, because a home you occupy for part of the year is judged mostly on what happens to it while you are elsewhere.
The wider service is on my second homes page, and Chandler as a place is here.

Why seasonal buyers use me for the reading rather than the touring
Savvy Realty Group is my practice at HomeSmart. When you are buying somewhere you will occupy for five or six months a year, and often deciding from a long way off, most of the value of the person on the ground lies in what they read on your behalf.
The evidence you actually have about me from two thousand miles away is how other people were treated, so that is the figure I will point at: 100% five-star across 35 or more Google reviews. Behind it, licensed since 2017 with more than 80 transaction sides and over $52 million in volume.
On positioning: I live in Ahwatukee and have since 2008. Chandler is a market I serve regularly and it is a short drive east, so weighing the two for you is a comparison drawn from time spent in both rather than from a map.
The habit that saves seasonal buyers the most is reading the association documents before an offer goes in rather than during the inspection period, when your options have already narrowed. Start with a conversation.
What gets read before an offer on a seasonal home
One. The association documents, in full, first. Leasing rules, minimum lease terms and whether short-term letting is permitted at all vary from one association to the next, and some are strict. If you have any intention of letting the place while you are away, a document decides that, not a plan. It gets read while you can still act on what it says.
Two. What the association maintains, and what stays yours. This also varies by association, and it is the difference between a home that looks after itself for four months and one that needs somebody with a key. Front landscaping, roofs, exterior paint and common areas fall differently in different communities.
Three. The systems that fail while nobody is watching. Irrigation, pool equipment, water heaters and roofing get more attention at inspection here than on a primary purchase, because a small failure in July is a discovery in October.
Four. The cost of the empty months. Dues, insurance, a thermostat left running, somebody keeping the yard alive and the taxes all continue while you are elsewhere. You see those figures before the offer rather than after, and for some people they change which part of the city makes sense.
Five. Buying from where you are. I walk homes on video and describe what a photograph is flattering, and most of the paperwork can be handled remotely. The full track is at how I help you buy.
A season in a town, and the alternative minutes away
Downtown Chandler is the reason to consider a second home here rather than at a resort. It is a walkable historic core around Dr. A.J. Chandler Park with restaurants and boutiques, and the beer trail is self-guided and covers six breweries inside a two-mile radius. Through the October to May season, the third Thursday of each month brings the streets out.
What you give up is Ahwatukee's tucked-away quiet and its immediate South Mountain access. If hiking from your own door is the point of the winter, Ahwatukee is the better answer and you will hear that from me before you write an offer.
The alternative worth walking through is Sun Lakes, minutes away. It is five adult country club communities with five clubhouses, golf, heated pools, and its own restaurants and pro shops. It is age-qualified at community level, and the minimum age for a full-time resident is 40. The proposition is close to the reverse of downtown Chandler: everything inside the community rather than everything down the street.
Gilbert and Tempe are the other Southeast Valley options people weigh from here.
Frequently Asked Questions
Which months does Chandler actually suit a seasonal owner?
The downtown calendar answers that better than I can. Third Thursdays run October through May, which is the stretch most winter owners are here, and the Summer Market runs June through September, which is the stretch they are not. If you want the street life, your season and the town's season already agree.
Can I let the house out while I am away?
That is decided by the specific association rather than by the city. Leasing rules, minimum lease terms and whether short-term letting is allowed at all vary considerably, and some are strict. I read the documents for any property you are serious about before an offer goes in.
What does the association look after while I am gone?
It differs from one association to the next, which is why it gets checked rather than assumed. Front landscaping, roofs, exterior paint and common areas are handled in some communities and left to the owner in others, and that difference is the whole question for a house standing empty four months a year.
Chandler or Sun Lakes for a winter place?
They are close to opposites. Chandler puts a walkable downtown at the end of your street. Sun Lakes puts five clubhouses, golf, pools and restaurants inside five adult country club communities, each with its own association. Sun Lakes is age-qualified at community level, with a minimum age of 40 for a full-time resident.
Chandler
What second homes looks like in Chandler
A Southeast Valley city with a genuinely walkable downtown and a major tech employment base.
Part of the Southeast Valley I serve regularly.
- Why people choose it
- Many buyers here are relocating for work, a substantial number of them in semiconductors and tech. Chandler is where a lot of relocation into the Southeast Valley lands first.
- Getting around
- Directly east of Ahwatukee, so it is a short move rather than a different life.
- Nearby
- Downtown Chandler is the real differentiator: a walkable historic core around Dr. A.J. Chandler Park with restaurants, boutiques and a self-guided beer trail taking in six breweries within two miles. The Summer Market runs Saturday mornings from June through September, and Third Thursdays run October through May.
- The trade-off
- You gain a downtown with actual nightlife and dining, which Ahwatukee does not have and does not pretend to. You give up Ahwatukee's tucked-away, mountain-side quiet and the immediate South Mountain access.
