Right-Sizing in Ahwatukee Without Leaving Ahwatukee

The move I am called for most

The children have moved out. The house that made complete sense for fifteen years, with the extra bedrooms and the yard and the kitchen built for holidays, has quietly become a lot to look after. If that is where you are, this is the most common conversation I have.

I run Savvy Realty Group and I have lived in Ahwatukee since 2008, which is long enough that a fair number of these conversations start with somebody I already know. Downsizing in Ahwatukee is the phrase people search, and it is almost never the thing they actually want.

You do not have to be ready to move to have this conversation. You need a clear place to start, and the order the steps go in is most of what people are missing.

Right-sizing is not downsizing, and the difference decides the search

Downsizing is a subtraction. Right-sizing is a fit problem, and the people I work with are almost always solving the second one.

What that looks like in practice is fewer bedrooms with one kept as a guest room and one as an office, a single-level plan or at minimum a primary suite on the main floor, a smaller yard, newer systems, and less that needs attention. Not a smaller life. A house that matches the life you are living now instead of the one you were living when you bought it.

The reason the distinction matters is that it changes what you are shopping for. Somebody downsizing sorts by square footage and price. Somebody right-sizing sorts by floor plan, single-level access and maintenance load, and those homes are not the cheapest ones on the list. They are frequently the opposite, because everybody at this stage wants the same thing.

I have written the full version on downsizing and right-sizing, and the Ahwatukee-specific one on right-sizing in Ahwatukee.

Work out your own number before you look at a single listing

Not a market number. Yours.

What your house is worth is not a figure anybody can publish, because it depends on your community, your parcel, your finishes, your lot and the work you did in 2019 that no data field records. An automated estimate reasons outward from a location and some recorded characteristics, and in Ahwatukee that is a particularly weak position to reason from, because the zip codes do not follow the community lines at all.

What I do is different in a boring and useful way. I identify your community and, where it applies, your parcel. I draw comparables from inside that structure rather than from the zip or from Ahwatukee at large. Then I walk the house, because the adjustments that matter most cannot be made from a screen.

The comparative market analysis is free and nothing is attached to it. If all you want is the number, that is a completely reasonable thing to want and I will give you it. Start from what your Ahwatukee home is worth.

Buy first or sell first?

The question I get most, and the honest answer is that it is decided with your numbers rather than with a rule of thumb.

Buying first gives you the freedom to move on the right home when it appears, without selling under time pressure and without living out of boxes in between. It requires being able to carry both for a period, which is a question for you and a lender rather than for me.

Selling first is the cleaner path when the proceeds fund the purchase, and it needs a plan for the gap. That plan is usually one of three things: negotiating with your buyer to stay in the home for a period after closing, a short-term furnished rental, or family. All three are normal and all three get agreed in writing rather than assumed.

Bridge financing is worth asking a lender about if your equity position supports it, because it can give you buying power ahead of the sale. Whether you qualify is their answer to give, not mine, and I would rather you hear it from them early than discover it late.

Two transactions run as one plan is the whole job here. It is the same sequencing problem buyers trading up have, running in the other direction.

Where people actually land

Usually inside Ahwatukee, which surprises people who assumed right-sizing meant leaving.

Ahwatukee Retirement Village is the one most people do not know exists. Around 1,628 homes at the base of South Mountain, largely single-level plans on smaller lots, built around the Ahwatukee Recreation Center. It is 55+, and the age qualification is part of the recorded governing structure.

If an age-qualified community is not what you want, the lower-maintenance parcels inside Mountain Park Ranch cover some of the same ground under the same master name: Mountain Canyon Condominiums, The Terraces and The Townes sit at one end of that community while The Estates at the Ranch sits at the other.

And Upper Canyon is the new-construction option, which until now has not existed in Ahwatukee at any scale. D.R. Horton's homes there run 1,314 to 2,392 square feet with three to five bedrooms, single and two-story. For somebody who would rather have a warranty than a remodel, that is a serious argument.

What the house needs before anybody photographs it

This is the step most agents skip, and it is the one I built my practice around.

A home in a balanced market does not sell because it was listed. It sells because it was prepared, priced and marketed properly. So before anything is photographed I walk the house with you and name what needs repair or correction, then bring in my vetted trades to get it done. You are not sourcing contractors during the same month you are packing.

Every listing gets a complimentary staging consultation. What staging looks like from there depends on the home, and we agree the approach at the start because I have seen the word "complimentary" do a lot of work it should not do elsewhere. Every listing also gets an educational video with full drone footage, professional photography and a single-property landing page, at every price point rather than only the expensive ones.

The whole sequence is set out in my listing process.

The part that does not go on a timeline

You are selling the house you raised a family in. That is not a transaction detail and treating it like one is how this goes wrong.

In practice it means the pace is yours. Some of these take three months and some take a year and a half, and the ones that take a year and a half are not failures. It also means the order can flex. If you want to look at three homes before you decide anything at all, we look at three homes. Nothing is signed to look.

Where the move is driven by something bigger than real estate, a retirement, a health change, a family situation, that gets its own approach and I have written it up under selling through a life change. One point of contact, vendors lined up so you are not sourcing them, and a pace that fits what else is happening.
