Buying a Home in Ahwatukee
A guided search through Ahwatukee and the Southeast Valley, from first showing to keys in hand.
You can already see the listings. That was never the hard part.
Every home on the market is on your screen already. The portals solved that, and no agent earns their keep by forwarding you links to homes you found last night.
Buying a home in Ahwatukee is a fit problem rather than a supply problem. From a distance this reads as one place with three zip codes. Up close it is a set of communities that live quite differently from each other. Lakewood is built around its lake and greenbelt. Mountain Park Ranch runs from condominiums and townhomes through to estate parcels across nine sub-associations. Foothills Club West layers its own tract declarations on top of the master rules, parcel by parcel.
What you get from me is the half a search filter cannot do. Which of those suits how you actually spend a Tuesday. What a second set of association dues and restrictions will cost you. Which house has been sitting for a reason nobody has written down. Then an offer priced against what comparable homes in that specific community have really done.
If you are still reading your way in, start with the Ahwatukee overview.

Why buyers here work with Savvy Realty Group
I am Amy Richardson. Savvy Realty Group is my practice at HomeSmart, where I have been since 2021, and I have lived in Ahwatukee since 2008.
Eighteen years in one village is most of the argument. I have been licensed since 2017 and have closed more than 80 transaction sides and over $52 million in volume, the large majority of it within a few miles of my own front door. I also hold the Certified Expert Buyers Agent designation, which matters less than the eighteen years but tells you the buyer side is deliberate work here rather than something I do between listings.
Practically, that shows up in small things. I know which streets take water in monsoon season. I know which associations are strict about vehicles and which are not. I know which pockets of Ahwatukee quietly ask more than they deliver, and I will say so about a house you like, which is the whole point of having somebody on your side.
On what a buyer's agent is paid: it is negotiable, it is agreed in writing between us before we work together, and it is not fixed or set by anybody outside that agreement. I will walk you through exactly how it works before you sign anything. Read how I work with buyers generally, then tell me what you are trying to do.
What actually happens, and who does which part
The full buyer track is written out at how I help you buy. Here is the short version and the division of labor.
- A conversation before any showings. I ask how you live rather than what you want to spend. You answer honestly, including about stairs, yards and how long you plan to stay.
- Financing sorted first. You speak to a lender and get properly pre-approved. I can introduce you to lenders I have used repeatedly and receive nothing for the introduction. The house people lose is usually the one they were not ready to write on.
- Representation in writing. We agree in writing what I do for you and how I am paid, before touring. I explain it line by line; you ask every question you have.
- A short list, not a feed. I pull the homes worth your Saturday and tell you what the photographs are flattering. You tour them and react honestly, including to the ones you hate.
- The offer. I bring you what comparable homes in that community sold for and where I would push or hold. You decide. I write it and negotiate it.
- Inspection through closing. My transaction coordinator and I run the dates: inspection period, appraisal, loan milestones and the final walkthrough. Arizona closings go through escrow and title, and you get an update every week whether or not anything happened.
What living here is actually like
Ahwatukee is one of the fifteen villages of Phoenix, sitting along the south side of South Mountain. That mountain explains almost everything about the place, including the parts people do not like.
The drive times are the part that surprises buyers most. Roughly twenty minutes to Sky Harbor, twenty to downtown Phoenix, and twenty to Chandler. Tucked away without being far from anything, which is the balance most people are really buying when they choose here.
South Mountain Park and Preserve runs along the northern edge, and in several communities you reach hiking and biking from the neighborhood itself rather than driving to a trailhead. That is unusual in a city this size.
The honest cost: you trade density and nightlife for quiet and mountain-side separation. Ahwatukee has no walkable downtown and no evening scene, and if that is what you are picturing, Chandler or Tempe genuinely serve you better. I would rather say that now than watch you work it out in your second year.
Coming in from out of state? Relocating to Ahwatukee covers the orientation. Already own here and moving up? Trading up in Ahwatukee is the sequencing problem instead.
Frequently Asked Questions
Which Ahwatukee community should I be looking in?
It depends on whether you want water and greenbelt, elevation and mountain proximity, a custom home on land, or new construction. Those are genuinely different propositions inside the same village, which is why I would rather have one conversation before sending you listings than send you fifty and let you sort it out.
Do I need to be pre-approved before we start touring?
Yes, and it is worth doing before you fall for something. Pre-approval tells us what is realistic and it is what makes your offer credible when the moment comes. I can introduce you to lenders I have worked with repeatedly, and I receive nothing for the referral.
What does it cost me to have you as my buyer's agent?
What a buyer's agent is paid is negotiable and is agreed in writing between us before we work together. It is not a standard or fixed figure regardless of what you may have read. I go through exactly how it works with you before you sign anything.
How many homes will we look at?
Fewer than you expect, if the first conversation is done properly. Most wasted showings come from skipping the question of how you actually want to live and going straight to filtering by price and bedroom count.
Ahwatukee
What buying a home looks like in Ahwatukee
One of Phoenix's fifteen villages, tucked along the south side of South Mountain.
Ahwatukee is where I have lived since 2008 and where most of my business happens.
- Why people choose it
- Buyers drawn by the Kyrene and Tempe Union school districts, the small-town feel of the community, active outdoor living on South Mountain's doorstep, and the way it feels tucked away while still being close to everything. Alongside them, long-time owners making a life-stage move without leaving, and the 55+ community of Ahwatukee Retirement Village.
- Getting around
- Roughly 20 minutes from Sky Harbor airport, 20 minutes from downtown Phoenix, and 20 minutes from Chandler. Tucked away without being far from anything.
- Nearby
- South Mountain Park and Preserve sits at the northern edge, with hiking and biking access from the neighborhoods themselves. The Ahwatukee Recreation Center serves the 55+ community with two pools, pickleball, a fitness center and over 40 clubs.
- The trade-off
- You trade density and nightlife for quiet and mountain-side separation. Ahwatukee has no walkable downtown or evening scene, and people who want that are genuinely better served by Chandler or Tempe.
