Downsizing into Upper Canyon

Leaving the house you raised a family in, without being rushed through it.

Almost nobody calls it downsizing once we start talking

The children have gone, or are going. The house still works, technically. You are heating rooms nobody sleeps in, climbing stairs for no particular reason, and maintaining a yard that made more sense fifteen years ago.

Downsizing in Upper Canyon is what the search bar calls it. The people I sit with call it right-sizing, and the difference is not decoration. It is choosing a house that fits the life you have now rather than the one you had when the children were small.

New construction answers a specific version of that. A single-storey plan, a smaller lot, a warranty, and nothing that needs doing in year one. D.R. Horton's homes here run from 1,314 square feet with single and two-storey layouts, and Pulte and Blandford bring their own ranges. For somebody leaving a large Ahwatukee home who does not want to inherit somebody else's deferred maintenance, that is a real answer.

What you get here is unhurried. Most of the people I help with this were three to twelve months out when we first spoke, and several were not sure they were doing it at all.

Why right-sizers ask for Savvy Realty Group

Savvy Realty Group is my practice at HomeSmart. My name is Amy Richardson and this is the move I get called for most, which is not an accident: I have lived in Ahwatukee since 2008 and been licensed since 2017, so I have watched a lot of neighbors go through it.

The proof I would point at for this move is not volume. It is 100% five-star across more than 35 Google reviews, several from people who have now bought or sold with me more than once. Right-sizing is remembered for how it was handled rather than how fast it closed.

What that looks like in practice is restraint, and on new construction it also means telling you the unglamorous parts. Landscaping arrives immature. Construction traffic and noise are part of life here for a while. A build timeline can move, which matters a great deal when you are also selling the house you live in. None of that is a reason to avoid it, and all of it should be said before you sign rather than after.

I also hold the Certified Listing Professional designation, and every listing gets the same preparation: the walkthrough, the complimentary staging consultation, professional photography and the drone video. Anything beyond that is agreed together, based on what the home needs. The broader version is on my downsizing page, or start with a conversation.

How this one runs, and why the sequencing is the hard part

The listing method is at how I sell a home in Ahwatukee and the buying side at how I help you buy. Right-sizing into a build combines both, with one extra complication.

  • Where you are going, first. Before anything is listed we work out what you are moving to, because nobody should accept an offer with nowhere to land. On a build that means a completion estimate you treat as an estimate.
  • The numbers, then the sequence. Sell first or buy first depends on your equity, your financing and how much uncertainty you can tolerate. With a build date that can move, the plan has to include what happens if it does.
  • Plan chosen on how you live now. Single-storey layouts, a lot you can look after, and proximity to the amenity areas if you intend to use them. That is a different search from the one you ran when you bought the family home.
  • The walkthrough on your current home. Room by room, with the list sorted into what a buyer will notice and what to leave alone. Step one is here.
  • Clearing out, in stages. The part people underestimate. I can connect you with people who handle estate sales, donation collection and clear-outs so it happens over months rather than in one overwhelming week.
  • The staging consultation. In a long-occupied home this is the highest-leverage hour of the process, because what needs to change is nearly always arrangement rather than expenditure. Step two is here.

New build against the other ways to right-size in Ahwatukee

Upper Canyon's case for a right-sizer is a warranty, current layouts and an amenity package: a resort pool, spa, fitness center, pickleball and basketball courts, a 3.5-acre central park with South Mountain views, a botanical garden and trails. What you give up is mature landscaping, a settled resale history and larger lots, and you live beside construction for a while.

It is not the only answer here, and I would rather you chose it over the alternatives than instead of hearing them. Ahwatukee Retirement Village is a 55+ community of around 1,628 homes at the base of South Mountain, largely single-level plans on smaller, lower-maintenance lots, built around the Ahwatukee Recreation Center with two pools, pickleball courts, a fitness center with free classes and over 40 clubs and groups. That is a very different proposition and for some people a better one.

Foothills Club West next door offers an established master-planned community with a clubhouse. The Foothills spans several distinct markets including Palma Brisa, built in the early 2020s and contemporary in style, which is the closest thing to new construction in an established setting.

If the move is driven by something bigger than square footage, selling through a life change is written for that.

Frequently Asked Questions

Are there single-level homes at Upper Canyon?

Yes. D.R. Horton's homes here run 1,314 to 2,392 square feet with three to five bedrooms in single and two-storey layouts, and Pulte and Blandford are offering their own ranges. Which plans are available at any given moment changes as releases come out, so ask me rather than a page written earlier.

Is Upper Canyon a 55+ community?

No. It is a general-market gated development. If an age-qualified community is what you want, Ahwatukee Retirement Village is the 55+ option inside Ahwatukee, with around 1,628 homes and the Ahwatukee Recreation Center at its center.

I am a year out. Is it too early to talk?

No, and with a build it is arguably the right time, because plan releases and completion estimates are the two things you cannot rush at the end. Several of my right-sizing clients were still deciding whether to move at all when we first spoke.

What do I do with everything in the house?

This is the part people underestimate, which is why we start earlier than seems necessary. I can connect you with people who handle estate sales, donation collection and clear-outs so it happens in stages rather than in one exhausting week.
