Buying a Home in Upper Canyon

A guided search through Ahwatukee and the Southeast Valley, from first showing to keys in hand.

The hard part is the contract, not the house

Ahwatukee has not had new construction at this scale in decades, which is why buying a home in Upper Canyon feels different from every other purchase in this village. There is no seller with a story, no inspection report on a twenty-year-old roof, and no negotiating over a kitchen somebody remodeled in 2019.

What there is instead is a 373-acre gated master-planned community on former State Trust Land, planned for roughly 1,050 single-family homes plus townhomes and multifamily, around 1,500 units in total. Three builders are involved: D.R. Horton, Pulte Homes and Blandford Homes. Their products are not the same and neither are their contracts.

What you get from me is the half nobody in a model home is paid to give you. Which builder's plan actually suits how you live, which lot is worth what it is being asked for, which upgrades hold their value and which are decoration, and a reading of the purchase agreement before you sign it rather than after.

The community overview sits at Upper Canyon.

Why new-construction buyers work with Savvy Realty Group

I am Amy Richardson. Savvy Realty Group is my practice at HomeSmart, and I have lived in Ahwatukee since 2008 and sold here since 2017.

The single most useful thing I can tell you about a new build is this: the builder's sales representative works for the builder. They are generally pleasant, well informed and genuinely helpful, and they are also on the other side of the table. Having your own representation means somebody is reading the contract, the upgrade schedule and the timeline on your side of it. Most new-build communities pay the buyer's agent, as long as your agent is with you on your first visit. Negotiating my fee with the builder is part of my job, so bring me to that first visit and I'll handle it.

Most builders require your agent to be with you on your first visit for that representation to apply. It is worth knowing before you drive out on a Saturday to look, because it is the one step that cannot be undone afterwards.

The checkable part: more than 80 transaction sides and over $52 million in career volume. Every Google review I have is five stars, across more than 35 of them. I hold the CEBA designation, which is the buyer representation one, and I have earned HomeSmart's Diamond Club in 2023, 2024 and 2025.

How a new-construction purchase actually runs

The sequence differs from a resale in ways that matter. The underlying track is at how I help you buy.

  • Register with me, before your first visit. This is the one procedural step that is genuinely time-sensitive, because most builders will not add representation retroactively.
  • Financing first, and read the builder's incentive carefully. Builder lenders often come with an incentive attached. Sometimes the arithmetic works in your favor and sometimes it does not, and the way to know is to compare it against an outside quote rather than assume.
  • Plan and builder, chosen on how you live. D.R. Horton's homes run 1,314 to 2,392 square feet with three to five bedrooms, single and two-storey. Pulte is marketing its own range of designs and Blandford has opened an interest list. Those are three different products and the right one depends on you rather than on which office you walked into first.
  • The lot conversation. Position within a 373-acre development changes what you look at, how much construction you live beside and for how long. This is the decision people rush and later cannot change.
  • Upgrades, sorted into three piles. Structural choices you cannot add later, finishes you can do afterwards for less, and things that will not come back to you. I will tell you which pile I think each one is in.
  • Through construction to closing, and beyond. I handle three independent inspections: before the drywall goes up, right before your final walkthrough and closing, and right before your builder warranty expires. My transaction coordinator tracks dates that can and do move. Arizona closings run through escrow and title.

Where it sits, and what that means

Upper Canyon runs along Chandler Boulevard between 19th and 27th Avenues in the Ahwatukee Foothills, immediately west of Foothills Club West. The new Fire Station 74 is being built on Chandler Boulevard near 19th Avenue.

Planned amenities include a resort pool, a spa, a fitness center, pickleball and basketball courts, a playground, a 3.5-acre central park with South Mountain views, a botanical garden and trails. That package is a large part of what separates this from buying an established home a mile away.

The schools named for the community are Kyrene de los Cerritos Leadership Academy, Kyrene Altadeña Middle School and Desert Vista High School. Assignments can change during a build-out this long, so confirm any specific address against the district's current boundary map rather than relying on a brochure.

The honest trade: you gain a warranty, current layouts and the amenity package, and you give up mature landscaping, a settled resale history and the larger lots the older custom communities offer. You also live beside construction traffic and noise for a while. The Foothills around it is the established comparison worth making.

Frequently Asked Questions

Do I need an agent to buy new construction?

You do not need one, but the builder's representative works for the builder. Having your own means someone is reviewing the contract, the upgrades and the timeline on your behalf. Most new-build communities pay the buyer's agent as long as your agent is with you on your first visit, and negotiating my fee with the builder is part of my job. So register me before you go rather than after.

Who is building at Upper Canyon?

Three builders: D.R. Horton, Pulte Homes and Blandford Homes. Each is offering different floor plans and sizes and they are at different stages of release. D.R. Horton's homes run 1,314 to 2,392 square feet with three to five bedrooms, single and two-storey.

What does it cost me to have you as my buyer's agent?

What a buyer's agent is paid is negotiable and is agreed in writing between us before we work together. It is not standard, customary or fixed. On new construction the arrangement is often handled differently again, and I will go through exactly how it works before you sign anything.

Where exactly is Upper Canyon?
