Buying at the Top of Ahwatukee Retirement Village
Ahwatukee's higher end, including the custom and gated communities, with an agent who knows what each one is actually like.
You are judging renovations now, not square footage
Most people looking at the top of this community are coming from a large Ahwatukee home and are used to comparing houses on space, finish level and lot. Two of those three stop being useful here.
The homes are largely single-level on smaller lots, and the community dates to 1974. So the question at the upper end is not how much house you get. It is how comprehensively a specific home has been rebuilt inside its original footprint, and whether the work was done well or done to sell.
What you get from me is that judgment, made by somebody who knows this village at every price point. Which renovations were structural and which were cosmetic. Which additions were permitted. Where the money went and whether it went anywhere that will still matter in five years. Plus the association requirements confirmed in writing before you offer.
The other thing you get is a check on your own frame of reference. Coming out of a large home, it is easy to read a fully rebuilt single-level house here as modest and to read a lightly updated one as a bargain. Both readings are usually wrong, and both are expensive.

Why buyers at this level work with Savvy Realty Group
Savvy Realty Group is Amy Richardson's practice at HomeSmart. My focus is $700,000 and above, and a good share of the people I take into this community are selling exactly that kind of home in Ahwatukee to get here.
I have earned HomeSmart's Diamond Club three years running, in 2023, 2024 and 2025, and in 2025 I ranked in the top 5% of the brokerage. Nine of my career transactions have been over a million dollars, the largest at $3,377,000. I hold the CEBA designation and have been licensed since 2017.
That matters because the two halves of this move usually happen together. Selling a large home and buying a renovated single-level one are different jobs, and running them separately is how the dates stop lining up.
What that experience buys you here is calibration in two directions. I know what a renovation costs and what it is worth, because I have prepared and sold homes at every level of this village. And I will tell you plainly when a home at the top of this community is priced against homes it does not resemble, which is the specific error that happens when a seller reasons from what they spent rather than from where they are.
Discretion is straightforward where you want it. Read how I work with luxury buyers, or start a quiet conversation.
How a purchase at this level runs here
The framework is the buyer track at how I help you buy. What changes is where the attention goes.
- Positioning first. Pre-approval or evidence of funds, and representation agreed in writing before touring. If you are selling a larger home to fund this, we work that sequence out at the same time rather than afterwards.
- The rules, confirmed in writing. Age qualification, occupancy and rental provisions for this association, current as of your purchase.
- I rule out more than I show. At the top of a fifty-year-old community, most of my value is subtraction. I will tell you which homes I would not spend your money on and why, with the reasoning attached so you can disagree.
- Renovations examined rather than admired. What was replaced, what was covered, whether the work was permitted, and whether the systems behind the finishes match the finishes.
- Position weighed properly. Proximity to the Recreation Center, the street, and what the outdoor space actually gives you on a smaller lot.
- Offer and close. Comparables drawn from within the community rather than from the Ahwatukee you are leaving, then escrow and title run by my transaction coordinator and me.
What the money is actually buying here
It is buying access and maintenance, not scale. The Ahwatukee Recreation Center opened in 1974 and is three interconnected buildings holding two swimming pools, pickleball courts, a fitness center with free classes including water aerobics, Zumba and Pilates, a grand ballroom, an arts and crafts building with a woodshop plus stained glass, ceramics and painting, card rooms, table tennis and over 40 clubs and groups.
Around it, single-level homes on smaller lots with less to look after than the family housing across the rest of the village. If you are leaving a large home with a yard, that is the trade you are making on purpose.
Know the limits before you commit. Against Sun Lakes, this community is smaller and less master-planned, with no golf courses of its own and a lighter amenity package. Sun Lakes offers five country club communities, five clubhouses and several golf courses. If the amenity list is what you are buying, compare them properly rather than assuming staying local settles it.
And if you want the amenities without the age qualification, Mountain Park Ranch is the nearest community with a wide enough range to hold a serious step down in size. Selling a larger Ahwatukee home to get here? Right-sizing into this community covers that side.
Frequently Asked Questions
Are there high-end homes in a community this old?
There are comprehensively renovated ones, which is a different thing and worth understanding. The community dates to 1974, so what separates homes at the top is the quality and depth of the work done since, not the original build.
How do I tell a good renovation from a cosmetic one?
By looking at what was replaced rather than what was finished, and by checking whether the work was permitted. That is most of what I am doing while we walk a house, and it is the single most useful thing an experienced agent contributes at this level here.
Should I look at Sun Lakes instead?
Compare them properly. Sun Lakes is larger and more master-planned with several golf courses across five country club communities and a bigger amenity package. This community is smaller with no golf of its own. What it gives you instead is Ahwatukee around it.
I am selling a large Ahwatukee home to buy here. Can you handle both?
Yes, and running both sides is the only way the dates line up. I will map your equity and the sequencing before anything is listed, and my transaction coordinator tracks both sets of deadlines.

The active adult option inside Ahwatukee, which most people do not know exists.
- The homes
- Around 1,628 homes at the base of South Mountain, largely single-level floor plans on smaller lots with less maintenance than the family housing elsewhere in Ahwatukee. The community dates to 1974 and was developed by the Presley Company of Arizona.
- Why people choose it
- A 55+ HOA community. Right-sizers who want the amenities and the lower maintenance of an active adult community without leaving Ahwatukee, its mountain access, or the people they already know.
- Nearby
- The Ahwatukee Recreation Center, which opened in 1974 and is the point of the place: three interconnected buildings with two swimming pools, pickleball courts, a fitness center with free classes including water aerobics, Zumba and Pilates, a grand ballroom, an arts and crafts building with a woodshop plus stained glass, ceramics and painting, and over 40 clubs and groups.
- The trade-off
- Against Sun Lakes it is smaller and less master-planned, with no golf courses of its own and a lighter amenity package. What it gives you instead is staying in Ahwatukee: the mountain, the trails and your existing life, rather than moving twenty minutes away to get the clubhouse.
