Ahwatukee Retirement Village · Downsizing
Downsizing into Ahwatukee Retirement Village
Leaving the house you raised a family in, without being rushed through it.
The whole point is not leaving
This is the move I get called for most, and this community is the reason a good number of those conversations end differently than the person expected.
The usual assumption is that right-sizing into an amenity community means leaving Ahwatukee. It does not, and this community is the reason. Downsizing into Ahwatukee Retirement Village means around 1,628 homes at the base of South Mountain, largely single-level on smaller lots with less to maintain, built around the Ahwatukee Recreation Center, inside the village you already live in.
What you get here is unhurried. Most of the people I help with this were three to twelve months out when we first spoke, and several were not sure they were doing it at all. Nothing in how I work requires you to have decided.
Concretely: an honest look at what this community offers and an equally honest look at the alternatives including leaving, a free analysis of what your current home is worth, and preparation handled by my trades so you are not sorting a garage and interviewing a painter in the same week.

Why right-sizers ask for Savvy Realty Group
Savvy Realty Group is my practice at HomeSmart. My name is Amy Richardson and this is the move I am called for most, which is not an accident: I have lived in Ahwatukee since 2008 and been licensed since 2017, so I have watched a lot of neighbors go through it.
The proof I would point at for this particular move is not volume. It is 100% five-star across more than 35 Google reviews, several from people who have now bought or sold with me more than once. Right-sizing is remembered for how it was handled rather than how fast it closed.
What that looks like in practice is restraint. I will not call you every week to ask whether you are ready. I will not steer you into this community because it happens to be the neat answer. If the honest conclusion is that you want golf and a larger amenity package and should be looking at Sun Lakes, you will hear that from me, and if it is that you want restaurants and evenings out and should be looking at Chandler, you will hear that too.
I also hold the Certified Listing Professional designation, and every listing gets the same preparation regardless of value: the walkthrough, the complimentary staging consultation, professional photography and the drone video. Anything beyond that is agreed together, based on what the home needs. The broader version is on my downsizing page, or start with a conversation that commits you to nothing.
How this one runs, and why it starts earlier than you think
A house lived in for twenty years needs a different conversation than one lived in for three. The listing method is at how I sell a home in Ahwatukee and the buying side at how I help you buy.
- Where you are going, first. Before anything is listed we work out what you are moving to, because nobody should accept an offer with nowhere to land. That includes a proper look at this community against the alternatives.
- Rules confirmed in writing. Age qualification, occupancy and rental provisions for the association, current rather than remembered. Better answered now than assumed.
- The numbers, then the sequence. Sell first or buy first depends on your equity, your financing and how much uncertainty you can tolerate for six weeks. There is no general answer, only yours.
- The walkthrough on the home you are leaving. Room by room, with the list sorted into what a buyer will notice and what to leave alone. Step one is here.
- Clearing out, in stages. Moving from a large home into a single-level plan on a smaller lot means genuinely less space, and that is the part people underestimate. I can connect you with people who handle estate sales, donation collection and clear-outs so it happens over months rather than in one overwhelming week.
- The staging consultation. In a long-occupied home this is the highest-leverage hour of the whole process, because what needs to change is nearly always arrangement rather than expenditure. Step two is here.
What you keep, and what you give up
What you keep is the village. South Mountain at the end of the street, the trails, the shops you already use and the people you already know. For somebody who has lived in Ahwatukee for twenty years that is not a small thing to weigh against a bigger clubhouse twenty minutes south.
What you gain is the Ahwatukee Recreation Center, which opened in 1974 with the community: two swimming pools, pickleball courts, a fitness center with free classes including water aerobics, Zumba and Pilates, a grand ballroom, an arts and crafts building with a woodshop plus stained glass, ceramics and painting, card rooms, table tennis and over 40 clubs and groups. Plus a single-level home on a smaller lot with less to look after, which is the specific combination that is hard to find anywhere else in this village.
What you give up is scale. Against Sun Lakes this community is smaller and less master-planned, with no golf courses of its own and a lighter amenity package. Sun Lakes has five country club communities and five clubhouses. If golf is central to how you want to spend your time, that is the better answer and it is not close.
If you want less house without an age-qualified community, Mountain Park Ranch spans condominiums and townhomes through to estate parcels. If the move is driven by something bigger than square footage, selling through a life change is written for that.
Frequently Asked Questions
Can I right-size without leaving Ahwatukee?
Yes, and that is the whole argument for this community. Around 1,628 homes at the base of South Mountain, largely single-level on smaller lots with less to maintain, built around the Ahwatukee Recreation Center. Many people assume they have to leave the village to find that combination.
I am a year out. Is it too early to talk?
No, and that is where most of these conversations start. Several of my right-sizing clients were still deciding whether to move at all when we first spoke. There is no pressure attached and no follow-up sequence to be entered into.
How does it compare to Sun Lakes?
Sun Lakes is larger and more master-planned, with golf and a much bigger amenity package across five country club communities. This community is smaller with no golf of its own. What it offers instead is staying in Ahwatukee, with the mountain, the trails and the community you already belong to.
What do I do with everything in the house?
This is the part people underestimate, especially moving into a single-level plan on a smaller lot, which is genuinely less space. I can connect you with people who handle estate sales, donation collection and clear-outs so it happens in stages rather than in one exhausting week.

- Nearby
- The Ahwatukee Recreation Center, which opened in 1974 and is the point of the place: three interconnected buildings with two swimming pools, pickleball courts, a fitness center with free classes including water aerobics, Zumba and Pilates, a grand ballroom, an arts and crafts building with a woodshop plus stained glass, ceramics and painting, and over 40 clubs and groups.
