Ahwatukee vs. Chandler vs. Gilbert: Which Southeast Valley City Is Right for You?

June 30, 2026 · 6 min read · Ahwatukee

Why Ahwatukee, Chandler and Gilbert are not interchangeable

If you are moving to the Phoenix area, or within it, the Southeast Valley is one of the most popular places to land. But the Southeast Valley is a wide area, and Ahwatukee, Chandler and Gilbert are three very different places to live. I'm Amy Richardson with Savvy Realty Group. I live in Ahwatukee, and I have worked in Chandler as well, so here is how I see the three side by side.

Searching all three at once from out of state can make them blur together: same sunshine, same freeway access, same description language in every listing. The differences show up once you are living in one of them.

Ahwatukee: a neighborhood that feels like its own town

Ahwatukee is a finite community. South Mountain, the Loop 202, I-10 and the Gila River River have bounded it for decades, so it does not sprawl. What is here is what you get.

It suits you if you want a true neighborhood feel with established streets and the outdoor lifestyle woven into the day, or a defined community rather than a development still building out around you.

The trade-off: if you want new construction or the density and energy of a larger city, Ahwatukee is not that. It is established, quiet and slower-paced. That is what draws many people here, and it is also what some decide is not for them. With limited land, the supply of homes is limited too.

Chandler: the established city with energy

Chandler has grown into one of the most complete cities in the Phoenix area. Downtown Chandler has a walkable entertainment district with restaurants, bars, boutiques and a farmers market that Ahwatukee and most of Gilbert do not replicate. It is also a major employment hub, with a large technology and manufacturing corridor.

It suits you if you want more urban energy, work in Chandler's employment corridor, or want the feel of an established city rather than a residential neighborhood.

The trade-off: more density and more traffic, and less of the small-town-within-a-big-city feel. If you want trails at the back door and streets that look the way they did ten years ago, Chandler's pace of growth can feel like a lot.

Gilbert: the growth story, with trade-offs

Gilbert has been one of the fastest-growing communities in the country for the past decade, which is both its appeal and its challenge. New construction is widely available, so you can often buy a newer home with a builder warranty and modern finishes. The Heritage District has also become a dining and entertainment destination of its own, walkable and with a real sense of place.

It suits you if new construction matters, you want more house for your budget, or the Heritage District lifestyle appeals to you.

The trade-off: active construction in many areas can mean years of building noise and traffic nearby. Some newer communities feel more like a subdivision than a neighborhood, and the further south and east you go, the longer the drive to employment in Phoenix or Scottsdale.

How the three compare on price

Prices vary by neighborhood, home age and size, so any single number would mislead you. As a general pattern, Ahwatukee tends to sit above Gilbert for similar square footage, especially against newer Gilbert construction. Chandler is comparable to Ahwatukee in established neighborhoods, with lower price points in some older or more suburban sections. For a figure on a home you are actually considering, ask me for current numbers. They change monthly.

So which one is right for you?

Here is the framework I use with buyers comparing these areas.

  • Choose Ahwatukee if neighborhood identity matters to you, you want South Mountain trail access as part of the day, and you value a defined community with established streets.
  • Choose Chandler if you want a city with energy and a real downtown, you work in Chandler's employment corridor, or you want walkable dining and entertainment closer to home.
  • Choose Gilbert if new construction is important, you want the most space for your budget, or the Heritage District lifestyle appeals to you.

All three are strong communities. The best one is the one that fits how you actually want to live, and the community decision is the hardest one to walk back. If you are weighing them, my Ahwatukee Relocation Guide and my post on choosing an Ahwatukee community are good next reads, and I am always happy to talk it through.
