This site is operated by Amy Richardson, a REALTOR® licensed in the State of Arizona, license number SA673095000, trading as Savvy Realty Group.
All real estate services described here are provided through my brokerage, HomeSmart. Savvy Realty Group is the name I trade under; HomeSmart is the licensed brokerage I work under, and every transaction is a HomeSmart transaction.

What this site is, and what it is not
Everything here is information. It is about my services, about the neighbourhoods I work in, and about how buying and selling tends to go in this part of Arizona.
It is not legal, tax, lending, appraisal or investment advice, and it should not be relied on as a substitute for any of those. Real estate transactions turn on details that vary by property, by county and by circumstance. Nothing written for a general audience can account for yours.
Reading this site does not make me your agent. No agency relationship exists until a written agreement is signed between us. Sending a form, downloading a guide or chatting with the assistant does not create one, and neither does a phone call.
I have tried to make everything here accurate and to keep it current, but I do not guarantee that it is complete or free of error, and things do change.
The chat assistant on this site answers from the content of these pages. It is a helpful starting point, not a substitute for talking to me, and it can be wrong. Anything that actually matters to your decision, check with me directly.
Listings, market figures and photography
Listing information is not guaranteed. Where property data appears on this site it comes from the Arizona Regional Multiple Listing Service or a licensed data provider, it may be delayed, and it may have changed since it was published. It should be independently verified before you act on it. Properties shown may already be under contract or sold.
Any market figure is true as of its stated date. Local market statistics move quickly. A figure without a date should be treated as out of date, and where I publish one I publish when it was measured.
Photography and video may not be mine to give away. Listing photography and video are frequently the copyright of the photographer and licensed to the listing brokerage. Their appearance here does not grant you any right to reuse them.
Any property shown that is not my own listing is the listing of the brokerage identified with it.
Using the content on this site
The writing, design, photography and other material on this site belong to me or to whoever licensed it to me.
You are welcome to read it, print it for your own use, and link to it. What is not permitted is copying it wholesale, republishing it, or scraping it, whether by hand or by an automated tool, for use somewhere else.
That is not precious about a few sentences quoted with a link. It is about the wholesale lifting of neighbourhood content, which happens routinely in this industry.
Anything you post, send or submit
Where this site lets you submit content, whether a comment, a review, a message or a photograph, the following apply, and they are conditions of using it.
It has to be yours to give. Before you submit anything, you must have clear authority to do so. If it contains someone else's words, image or property, you need their permission first.
No unlawful material, and no content belonging to a third party that you are not authorised to post.
No content that infringes anyone's rights, meaning copyright, trademark, privacy, publicity or otherwise.
No harassment and no stalking. Content that harasses, threatens, intimidates or stalks any person is prohibited outright.
No content expressing a preference, limitation or discrimination based on a person's membership of a protected class. This is not a house style rule. It is federal and Arizona fair housing law, and it applies to what visitors post here just as it applies to what I write.
Take-down policy. If you believe something on this site is unlawful, infringes your rights, or breaches any of the above, email me at amy@savvyrealtyaz.com with enough detail to identify it and explain the problem. I will review it promptly and remove anything that should not be here. I may also remove or edit submitted content at my discretion, and I am under no obligation to publish anything.
Links to other sites, and the limits of my responsibility
This site links to places I do not control, including mapping services, community associations, school districts, my brokerage, guide and search tools.
I am not responsible for those sites, for what they contain, or for what they do with information you give them. A link is not an endorsement, and once you leave this site their terms and their privacy practices apply instead of mine. Read them.
To the fullest extent Arizona law allows, this site and everything on it is provided as is, without warranties of any kind, and I am not liable for any loss or damage arising from your use of it or your reliance on anything published here. Some jurisdictions do not allow limits of this sort, in which case this applies only as far as it lawfully can.
Fair Housing

I comply with the federal Fair Housing Act and Arizona fair housing law. Housing is offered without regard to race, colour, religion, sex, including sexual orientation and gender identity, national origin, familial status or disability.
What that means in practice is that I describe properties and places, never the people who live in them and never who would "fit in" somewhere. If anything on this site reads otherwise, that is a mistake on my part and I want to know about it. Email me and I will correct it.
If you need any part of this site or my services in a different format, or need an accommodation to work with me, tell me and I will sort it out.
Governing law, changes, and reaching me
These terms are governed by the laws of the State of Arizona, without regard to its conflict of laws rules. Any dispute arising from them or from your use of this site will be handled in Arizona.
If any part of these terms turns out to be unenforceable, that part is severed and the rest continues to apply.
I may update these terms. The current version is always the one posted here, with its date at the top, and continuing to use the site after a change means the updated terms apply.

Does using this site make Amy my agent?
No. No agency relationship exists until a written agreement is signed between us. Submitting a form, downloading a guide, using the chat assistant or having a phone call does not create one.
Can I reuse the neighborhood content from this site?
Not wholesale. You are welcome to read it, print it for your own use and link to it. Copying it, republishing it or scraping it for use elsewhere is not permitted.
How do I report content that should not be on this site?
Email amy@savvyrealtyaz.com with enough detail to identify the content and explain the problem. Anything unlawful, infringing, harassing, or expressing a preference based on a protected class will be reviewed promptly and removed.
