Privacy Policy

This page sets out what the site collects, exactly who receives it, how long I keep it, and how to get it removed. Plain English, no boilerplate.

What this site collects

Last updated 20 September 2026.

Most privacy policies are written so that nobody reads them. I would rather you actually knew, so this one says plainly what happens to your details.

When you fill in a form on this site, it collects your first name, your last name, your email address, and optionally your phone number and a message. Some forms ask one or two extra questions, for example a guide request might ask your timeline, and the answers you give to those are collected too.

If you enter a phone number, the form also records whether you ticked the text-message consent box, the exact wording you were shown, and when. That record exists to protect you as much as me: it means there is never a question about what you agreed to.

Two things are collected automatically, and I would rather name them than leave you to assume there is nothing.

The first is the ordinary server records any website keeps, the kind of thing that logs that a page was requested.

The second is Microsoft Clarity, a tool that records how visitors move around this site so I can find the parts that are confusing or broken. It captures which pages you visit, where you scroll, where you click, and how long you stay, and it plays that back to me as a recording of the visit. Your name is not attached to it, because the recording happens whether or not you ever tell me who you are. What you type is masked by default and I have not turned that off, so anything you enter into a form does not appear in the recording. Microsoft deletes the recordings after 90 days.

I do not build an advertising profile of you from any of this, and I do not use it to work out who you are.

You are never required to give a phone number. Leave it blank and the form still works.

Who actually receives it

This is the section most privacy policies get wrong by leaving it out. Your details do not simply sit with me. They pass through a handful of companies that provide the software I run my business on. Each one handles your information on my behalf, under their own terms, and I am still responsible for it.

Here is the whole list:

  • GoHighLevel, my client relationship system. This is where your enquiry lands so I can follow up. It is the main place your details live.
  • Vercel, the company that hosts this website and serves its pages.
  • IDX Broker, which runs the home search on the Listings page. If you register there to save a search or a home, IDX Broker holds your name, email and saved searches, and a copy of your name and email is passed to GoHighLevel so I can follow up. It does not collect texting consent, so I will not text you from that registration.
  • Flodesk, the platform I currently use to send my monthly emails, if you are on that list.
  • Anthropic. If you use the chat assistant on this site, your messages are processed by Anthropic's Claude in order to answer you.
  • Upstash, used to limit how many times a form can be submitted from one place, which is what stops the forms being abused.
  • Microsoft, which provides Clarity, the tool described above that records how this site is used. It receives the recording of your visit, never your name, email or phone number.

I do not sell your information, and I do not share it with anyone for their own marketing. Beyond the companies above, your details go no further, except where the law requires it or where it is genuinely necessary to protect someone's safety.

One thing worth knowing, because it is unusual: if you give a phone number but do not tick the consent box, the number is deliberately never passed to my client system at all. It is discarded. The system is what sends texts, so the only way to be certain an unconsented number is never texted is to keep it out.

What I use it for

Two things.

To answer you. If you have asked a question, requested a valuation, or downloaded a guide, I use your details to reply and to follow up about buying or selling. That is the whole reason the form is there.

To send you my monthly emails, if you want them. I send two a month: a newsletter on the 15th, and a market update on the 1st covering what prices, supply and time-on-market have actually been doing locally. Both have an unsubscribe link in every single send, and unsubscribing takes one click and needs no explanation from you.

That is it. I do not use your information to target advertising at you, and I do not hand it to anyone who will.

How long I keep it

I will be straight about this, because a lot of policies are vague here deliberately.

By default I keep your details indefinitely. Real estate runs on long timelines. People who first contact me are often three to twelve months from moving, and sometimes several years, so a system that deleted contacts after twelve months would throw away exactly the people I am meant to be helping.

There are three things that end that, and any one of them is enough:

  • You unsubscribe.
  • You tell me you are no longer interested.
  • You tell me you are working with another agent.

Any of those, and you come off the list. You do not need to justify it and I will not chase you about it.

I also run a periodic re-engagement process over older contacts, which exists precisely so that people who have gone quiet get a clear chance to either say they are still interested or opt out, rather than sitting in a database untouched for years. Held indefinitely should not mean held and forgotten.

Backup copies are kept as protection against data loss and are not erased the instant a record is removed from the live system. While they exist they are protected the same way everything else is.

Your choices, and how to use them

You can ask me, at any time, to:

  • Tell you what I hold about you.
  • Correct anything that is wrong.
  • Delete you entirely.
  • Stop emailing you, or use the unsubscribe link in any email.
  • Stop texting you, or reply STOP to any text.

Email me at amy@savvyrealtyaz.com and say what you want. There is no form to complete and no hoop to jump through. I would rather remove someone cleanly than keep a contact who does not want to hear from me.

One limitation worth stating honestly: where a real estate transaction has actually taken place, records connected to it may need to be kept for the period required of a licensed agent and their brokerage, regardless of a deletion request. That is a legal record-keeping obligation, not a marketing list.

If something goes wrong. If I have reason to believe your information has been exposed through a security incident, I will tell you as soon as is reasonable under Arizona and federal law.

If you would rather not be recorded at all. Clarity loads from another company's website, so your browser's tracking protection, or any ad and tracker blocker, will stop it running. Nothing on this site behaves differently if you block it. Microsoft sets out what it does with the information in its privacy statement at privacy.microsoft.com.

This site is not intended for children, and I do not knowingly collect information from anyone under 18.

Changes, and how to reach me about any of this

If this policy changes, the updated version is posted here with a new date at the top. Material changes will be reflected before they take effect rather than afterwards.

This policy is intended to be consistent with the privacy policy used by HomeSmart, as my brokerage requires. Arizona law governs it.

Frequently Asked Questions

Do you sell my information?

No. I do not sell your information and I do not share it with anyone for their own marketing. It goes to the software companies I use to run my business, meaning my client system, my website host and my email platform, and no further, except where the law requires it.

How do I get off your list?

Click unsubscribe in any email, reply STOP to any text, or email amy@savvyrealtyaz.com and say so. Any of the three works and none of them requires you to explain yourself.

Will you text me if I give you my phone number?

Only if you tick the consent box. If you enter a phone number without ticking it, the number is deliberately never passed to my client system at all, because that system is what sends the texts. Leaving the number blank is also always an option.

How long do you keep my details?

Indefinitely by default, because people often contact me months or years before they move. That ends the moment you unsubscribe, tell me you are no longer interested, or tell me you are working with another agent.
